External mastic in Castlebay
As ARBOMaster approved applicators, we choose exterior sealants to suit the joint and the surfaces. Porous or awkward surfaces are primed where the sealant needs it, and we don’t skip that step. We work on joints between brick and frames, brickwork movement joints and copings & trims, and the jobs we see most are failed seals between different materials and moss and dirt in joints with no sealant left.
Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. On newer homes, the movement joints and roofline trims are what need watching.
Each job carries a 12-month guarantee, whatever its size.

Common questions in Castlebay
Do you cover smaller places like Castlebay?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland, including the islands, where work is planned around ferry crossings. Just mention lanes, gates or anything else about the route when you book.
Do you cover Castlebay for external mastic?
Yes. We work across all of Scotland, and Castlebay is part of that. You can email us at info@mrmastic.co.uk and let us know what needs doing, and we’ll give you a clear quote.
Is it messy?
No. We work neatly, protect the area around the joints and tidy up afterwards.
How long will you be here?
A typical job takes a few hours to a few days, depending on the length of joint and the access, including preparation and clearing up. Your quote will say how long we expect yours to take.
Is there any odour?
It depends on the product. Some products have a noticeable smell, others very little.
Can a movement joint be filled with mortar?
No. Mortar locks the joint solid, so the movement cracks the wall elsewhere. It needs a flexible sealant over backing rod.
Do you hold any approvals?
Yes. We are an ARBOMaster approved applicator.
Do you guarantee your work?
Yes. Every job comes with our one-year guarantee.
External mastic in Castlebay: local notes
Castlebay is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. The west of Scotland is wetter than the east, so there’s plenty of rain for movement joints and outside wall joints to keep out.
If you live in an older home near Church of our Lady, an extension built onto an older house moves differently, and the joint between them takes the strain. For site and facilities teams at buildings such as Castlebay Community School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

When something else is needed
Honest advice matters more to us than a booking, so here’s what new sealant won’t do:
- Structural movement, which needs a surveyor or engineer
- Loose or hollow render, which needs re-rendering
- Rising or penetrating damp from elsewhere in the wall
If in doubt, send an email to info@mrmastic.co.uk and we will say what we think before booking.
Surfaces we seal
- Joints between brick and frames
- Brickwork movement joints
- Render & cladding joints
- Concrete & block
- Façade panels
- Copings & trims
Different surfaces, different methods
Brickwork movement joints
People sometimes point up a brick movement joint by mistake. If that is happened, we rake it out and reseal it properly.
Concrete and blockwork
The face of concrete or block is often dusty, so preparation is key. A primer goes on where the product requires one before the bead.
How the visit works
When we get to you, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes a few hours to a few days, depending on the length of joint and the access. Outdoor work around Castlebay depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- First, the joints are inspected and the access agreed.
- We cut out the old mastic and rake out anything in the joint.
- Joint faces are cleaned back and primed if the sealant needs it.
- We fit closed-cell backing rod to control the depth.
- The exterior sealant is applied, tooled and checked along its length.
Getting ready for the visit
- For business premises, tell us about site rules or sign-in
- Tell us about access, such as stairs, a lift or high-level joints
- Mention any leaks or damp you’ve noticed
Getting a quote
We quote each job on its own, so the first step is telling us about yours. Just drop us a line at info@mrmastic.co.uk with the details and send pictures if you have them.

Leave it or put it right?
Running new sealant over the old bead rarely lasts. New sealant does not bond well to old, weathered sealant, so the old joint is cut out fully first. Around Castlebay, water from a failed joint in an older stone home can soak into timber and plaster.
Combining jobs into one visit is normally more efficient than separate visits. We will send you a clear quote for the lot.

Looking after it afterwards
No joint lasts for ever, but care makes a real difference. Our tips:
- Show decorators and builders where the movement joints are
- Keep soil, plants and ivy away from the joints
- Check the sealant is paintable before painting near it
- Walk round the building once a year and look at the joints
Look over the joints once a year, ideally after winter. Watch for splits, edges coming away or growth in the joint.
Small splits are the time to act. Then it’s a straightforward cut-out and reseal with no damage behind it to deal with.

Quotes for external mastic in Castlebay
Some jobs are bigger than they look, and some smaller. What affects the quote:
- Whether the work is at height
- The size of the job
- The number of rooms or windows
- The type of sealant required
Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we’ll go through it with you.
Helping us quote
The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:
- Pictures of the joints, sent by email
- Whether it’s a home or a business
- How we’d reach the joints
- What the problem is, such as mould, gaps, leaks or cracking
Quotes start with a quick conversation. Describe the problem, the location and the size of the job, and we will explain how we’d tackle it. When it suits you, send an email to info@mrmastic.co.uk.
