Walls and rooflines in Cuidhir

Cuidhir is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. The west of Scotland is wetter than the east, which means movement joints and outside wall joints has to cope with a lot of rain.

Homes close to Cuier Parish Church and Churchyard include some older properties, and older walls, gutters and the joints where extensions meet them need a flexible sealant.

How we handle external mastic in Cuidhir

Short cuts in external joints show up within a season or two. Overfilled joints, missing backing rod and sealant laid over old sealant rarely last long. We take the old material out and do it properly. We work on façade panels, joints between brick and frames and copings & trims, and the jobs we see most are joints pointed up with cement by mistake and weeds or debris growing in open joints.

In and around a place like Cuidhir, many buildings face open ground and take the full weather. Outside joints on exposed walls work hard.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

What sealant work cannot fix

Some problems need a builder, plumber or other trade rather than us:

  • Cracked brickwork or render that needs a builder or plasterer
  • Damp from another source, such as a leaking gutter or a bridged damp-proof course
  • Subsidence or other structural problems

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.

Surfaces we seal

  • Façade panels
  • Concrete & block
  • Joints between brick and frames
  • Render & cladding joints
  • Brickwork movement joints
  • Copings & trims

Work for landlords, hotels and businesses

Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.

If you manage several properties in or around Cuidhir, jobs at different addresses can go on one quote. Send us the addresses and the work at each, and pictures by email help.

What affects the quote in Cuidhir

Some jobs are bigger than they look, and some smaller. The main factors:

  • The type of sealant required
  • Working hours on commercial sites
  • Whether old sealant or filler has to be cut out
  • Whether there’s mould to deal with

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

What to tell us for a quote

Photos by email are helpful but not essential. Please mention:

  • The rough size of the job
  • Photos by email, if that’s easy
  • How we’d reach the joints
  • The problem you’ve noticed

For a quick quote, get us on the phone, or email us if that is easier. Describe what needs sealing and we’ll explain what’s involved and give you a clear price.

Signs you need external mastic in Cuidhir

UV, rain and frost all age exterior sealant. In time it goes hard, crazes on the surface and stops stretching, so the next time the wall moves, it splits or pulls away.

If you can see any of these, it’s time to have the joints looked at:

  • Rain getting behind render or cladding at a joint
  • Rigid filler in a joint that should flex
  • Failed sealant between panels on a façade
  • Moss and dirt in joints with no sealant left

In and around Cuidhir, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.

Questions from Cuidhir

Does living near the coast affect external mastic in Cuidhir?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

Is Cuidhir in your area for external mastic?

Yes. Our work covers the whole of Scotland, and Cuidhir is part of that. You can email us at info@mrmastic.co.uk and let us know what needs doing.

Can you reach joints on upper floors?

It depends on the building. Tell us the height, the number of joints and what’s below them, and we will confirm what access is needed.

Will the old sealant be removed?

Yes, every time. New sealant will not bond properly to old, so the joint is cleaned back first.

Do you guarantee your work?

Yes: twelve months. If anything isn’t right with the work within the year, let us know and we will sort it.

Are you ARBOMaster approved?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.

Is it worth trying it myself?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. If it doesn’t work out, we can redo it.

What’s an expansion joint in brickwork?

A movement joint is a planned break in the wall that absorbs expansion and shrinkage. It’s sealed with a flexible sealant, not mortar.

Different surfaces, different methods

Cladding and façade panels

Panel systems often rely on sealant between and around the panels. We reseal them with a sealant suited to the panel material.

Render joints

Render is weaker at the surface than brick, so a low-modulus sealant is kinder to the joint edges. Priming is done where the sealant calls for it.

What happens on the day

On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The work itself takes a few hours to a few days, depending on the length of joint and the access from start to finish. Somewhere like Cuidhir may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We start by walking round the building and agreeing the joints and the access.
  2. We cut out the old mastic and rake out anything in the joint.
  3. The faces are brushed clean and primed where the product requires it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Preparing for the visit

  • Let us know if you’ve seen damp or leaks
  • Tell us about access, such as stairs, a lift or high-level joints
  • Mention if the joints have been sealed before

What happens if it’s left?

A low-modulus sealant is chosen because it moves without pulling hard at the edges. That matters on brick, render and concrete, which can be weaker at the face. A stiffer product can damage the joint edge as it fails. Around Cuidhir, water from a failed joint in an older stone home can soak into timber and plaster.

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we’ll explain what it covers.
