What the job involves on each surface

Sash and case windows
Sash windows are where we do most sand mastic work. Each joint round the box is raked out and renewed.
Sand mastic for homes and businesses in Cuidhir
Silicone on a period window often looks wrong and doesn’t suit the building. Sand mastic is the traditional choice, and we can replace one with the other. Common call-outs are for silicone on a period window that looks wrong and mastic round period door frames that has failed, across period & listed homes, sash and case windows and tenement windows.
Outdoor sealant needs a dry surface, so window work around Cuidhir is planned around the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.

Cuidhir questions
Does living near the coast affect sand mastic in Cuidhir?
Coastal homes put outside sealant through more weather than inland ones, so preparation and the right sealant matter all the more. Walls facing the sea are normally the first to need attention.
Do you cover Cuidhir for sand mastic?
Yes, Cuidhir is within the area we cover. We work across all of Scotland. You can email us at info@mrmastic.co.uk and let us know what needs doing.
Is it worth trying it myself?
It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.
Do the sealants smell?
It depends on the product. Some smell for a while, some hardly at all.
What do you put in the joint?
Products from Arbo and Everbuild, among others, chosen to suit the joint. We’ll tell you what we are using and why.
What should I tell you?
Just the basics: where it is, what you’ve noticed and how we reach it. Then email us at info@mrmastic.co.uk.
Where are you based?
Our base is Crawley. Our area covers South East England, London and Scotland.
What’s sand mastic made of?
It’s the traditional filler for the joint round timber windows and doors. It combines sand with a linseed-oil-based binder.
DIY versus a professional finish
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
Signs you need sand mastic in Cuidhir
Water gets into small cracks in the mastic and loosens it further. Windows facing the weather tend to go first.
Keep an eye out for any of the following:
- Weathered mastic on the most exposed windows
- Cement or filler used on old window joints that has cracked
- Gaps where the frame meets the masonry
- Window mastic to renew ahead of painting
Around Cuidhir, as everywhere, sand mastic is only as good as the preparation behind it.
Questions to ask before booking
- Is the old sealant removed completely?
- Are they insured?
- Which sealant they’ll use, and why
- How much experience the applicator has
Frames and glazing around Cuidhir
Cuidhir is within about 2 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on the mastic around older windows and doors, especially on the side facing the sea. Island jobs need planning around ferries and the weather, so the more notice, the better.
Homes close to Cuier Parish Church and Churchyard include some older properties, and the joint between an old wall and a newer frame is normally the first place rain gets in.

How the visit works
A visit follows a simple pattern: we check the joints, protect the area around them, carry out the job and tidy away. Most jobs take a few hours per window, depending on the condition of the joints. Around Cuidhir, distance and access matter more than parking. Tell us how to find the property and how to reach the work.
- We check each window surround and the condition of the joint.
- The joint is raked out and cleaned.
- We fill deep gaps so the new mastic isn’t too thick.
- New sand mastic is applied and shaped by hand.
- The finish is dressed neatly.
Preparing for the visit
- Clear the area around the work
- For indoor joints, keep the area dry beforehand if you can
- Mention any tricky access

Advice
Leave it or put it right?
Draughts round a sash window are not always the sashes. Gaps between the frame and the wall can be just as bad, and renewing the mastic closes them. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
What it costs depends on the size of the job, how much old material has to come out and access to the work. You’ll have a clear quote before any work starts.
