How bathroom resealing works in HS9
Kitchens need the same care as bathrooms. Worktop upstands, sink edges and splashback joints all take splashes every day, and water that gets into the back edge of a worktop can swell the board. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. We work on wet rooms, sinks & splashbacks and kitchen worktops & upstands, and common reasons people get in touch are leaks into the floor or ceiling below and shrunken sealant along the back of a worktop.
At the end, we look at the finished work together and explain the cure time. The visit itself normally takes a couple of hours for a single bath or shower, depending on how much there is to do.
- First the area is protected and every bit of old sealant removed, including the film left on the tiles.
- The joint is cleaned, degreased and treated for mould.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- We clear away and tell you when it can get wet, normally after around 24 hours.

Bathrooms and kitchens across HS9
Across HS9, from Bàgh a'Chaisteil, Cuidhir and Eòlaigearraidh outwards, we see bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.
The west of Scotland is wetter than the east, but outside joints take plenty of weather everywhere, while generally soft water means less limescale indoors but no less mould. That shapes the choice of sealant for jobs across HS9. Along the coast in HS9, window and wall joints facing the sea take the brunt of the weather, so they’re often the first to fail. Good preparation and the right sealant help it cope.
Bàgh a'Chaisteil: For an older house near a landmark such as Church of our Lady, timber floors under older bathrooms flex, so joints need a sealant that moves with them. For site and facilities teams at buildings such as Castlebay Community School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
Honest limits
It helps to know what we cannot do:
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- Water getting in through the grout rather than the sealant
- A tray or bath that’s cracked through
Aftercare tips
Good habits help new joints last longer. A few tips:
- Keep an eye on the corners, where splits start
- Keep scourers and sharp tools away from the bead
- Clean with a mild bathroom cleaner and a soft cloth
- Move toiletries away from the joint
Good ventilation does more than any cleaner. Run the extractor fan during and after a shower, so the silicone gets a chance to dry.
Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, where it can make the board swell. Resealing before that happens protects the worktop.
Surface by surface
Basins & vanity units
On a basin, neatness shows: the bead is right in front of you, so it’s tooled cleanly and evenly, in white, clear or a colour to suit.
Wet rooms
If a wet room leaks, the cause may be the tanking or the drain rather than the joints. We reseal the joints and will tell you if the water seems to be coming from somewhere else.
What affects the quote in HS9
Jobs vary more than people expect. The main factors:
- Any working-time requirements on site
- The size of the job
- How many areas need sealing
- The product the joint needs
Doing several joints on one visit usually makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. You’ll get one clear quote for the whole job.
What to tell us for a quote
To help us quote quickly, let us know:
- Photos by email, if that is easy
- Any previous sealing or DIY work
- Any access issues, like height or stairs
- Whether it’s a home or a business
For a quote, email us at info@mrmastic.co.uk with the location and a short description of the problem. You will have a clear quote before any work starts.
Why deal with it now?
Fresh sealant smartens a bathroom or kitchen with very little disruption, which matters if you are letting a property or selling it. Lumpy sealant with smears on the tiles has the opposite effect.
