Leideag Bathroom Resealing
Bath, shower, basin, wet room, worktop and sink resealing for homeowners, landlords and businesses in Leideag. ARBOMaster approved applicators, fully insured, with a 12-month guarantee.
- Mouldy sealant that has gone black
- Gaps where the bath or tray has moved
- Smears of silicone across the tiles
Bathroom resealing in Leideag, done properly
A fresh bead of silicone changes how a bathroom looks more than most people expect. Black, patchy sealant makes clean tiles look tired, and a neat new joint puts that right in a short visit. It also seals the gaps that let water behind the bath. If you have water escaping at the shower enclosure and shrunken sealant along the back of a worktop, we can help.
Being further from a city doesn’t change the work: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.
There’s a 12-month guarantee on every job, whatever its size.

What bathroom resealing looks like in Leideag
Leideag is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.
For site and facilities teams at buildings such as Castlebay Community School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

When it isn’t the sealant
It helps to know what we can’t do too:
- A leaking waste, trap or valve
- Cracks in the tray itself rather than the joint
- Movement from a bath with loose feet or no proper support
If you are not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer before you book.

Why deal with it now?
Leaving a split or mouldy bead only stores up trouble. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, turning a small job into a building repair. In an older home around Leideag, damp from a failed joint can get into timber and plaster.
Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

DIY sealant or a professional job?
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Signs you need bathroom resealing in Leideag
The wrong product fails fast. Decorators’ caulk and all-purpose sealants aren’t made for constant wetting, so they stain, crack or go mouldy before long. A bathroom joint needs anti-fungal sanitary silicone.
These are the problems we’re asked about most:
- Leaking joints on a shower screen
- Lumpy, uneven sealant from a DIY attempt
- Damp behind the bath or under the tray
- Two layers of silicone, both failing
If you live in an older home near Church of our Lady, walls and floors in older homes can move, and sealant and grout show it first.

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.
Do you reseal kitchen worktops and sinks too?
Yes. Kitchen joints get extra degreasing before the new bead goes on, then a colour-matched bead is laid.

How we quote for bathroom resealing
Some jobs are bigger than they look, and some smaller. The main factors:
- The type of sealant required
- The old material and how stubborn it is
- When we can work, for business premises
- Access and height
There are no prices on our website, because each job is priced on what it involves. Call for a quick quote.
What to tell us for a quote
There’s no need for technical detail. Just tell us:
- Pictures of the joints, sent by email
- Where the job is, and your postcode
- Any access issues, like height or stairs
- Any previous sealing or DIY work
For a quote, send an email to info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We will send you a clear quote before any work starts.

Different surfaces, different methods
Baths
The long joint down the side of a bath is where most leaks start, especially under a shower. It gets one smooth bead of anti-fungal silicone, tooled so water can’t sit on it.
Shower trays & enclosures
There are generally two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both get soaked every time the shower runs, so both are resealed with anti-fungal sanitary silicone.
What happens on the day
All our tools and materials come with us in the van, so there’s nothing for you to buy. Once we have agreed what’s being done, the area is protected and the work begins. Most jobs take half a day or less for one room, longer when the kitchen is included. Outdoor work around Leideag depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- Protection goes down around the bath, shower or worktop.
- We cut away the old sealant and clean off what’s left.
- Mould is treated, then the joint is left to dry thoroughly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
Getting ready for the visit
- Try not to wet indoor joints just before the visit
- Mention any tricky access
- Let us know about earlier repairs to the joints
