New homes and floors in Castlebay

Island jobs need planning around ferries and the weather, so give us as much notice as you can. Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up.

Community buildings like Church of our Lady are part of the picture too: joints in its floors, skirtings and thresholds need resealing as they wear. For site and facilities teams at buildings such as Castlebay Community School, entrance and corridor floor joints take a lot of traffic.

Floor joint sealing in Castlebay, done properly

Gaps along the bottom of skirting are common in new and older homes alike. Decorators’ caulk generally cracks where there’s movement, so we use a flexible sealant that moves with the floor. If you have gaps opening between the floor and skirting and tiled floors with no room to move, we can help, whatever the surface.

Work in a place like Castlebay is planned ahead, journey included. Inside work goes ahead in any weather; outside mastic needs a dry day.

Aftercare tips

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Keep dirt out of the joints
  • Do not fill floor joints with caulk where they move or get wet
  • Ask before painting over a sealed joint
  • Lift furniture rather than dragging it across joints

In commercial units, keep pallet trucks and heavy wheels off new joints until they’ve cured. Mark the area off so drivers avoid it.

Small gaps are quick to seal. Ignored, they fill with dirt and open further.

What the job involves on each surface

Thresholds

Threshold joints get a lot of feet, so the sealant has to be tough as well as flexible and neatly finished.

Tiled floors

When grout cracks along a straight line, the floor is telling you it needs to move. We rake out that line and seal it if it’s in the right place.

Can I do it myself?

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

What sealant work can’t fix

Some problems need a builder, plumber or other trade rather than us:

  • Leaks from a failed tanking system
  • A tiled floor that needs relaying
  • Structural movement or subsidence

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before booking.

Your questions about floor joint sealing in Castlebay

Is Castlebay in your area for floor joint sealing?

Yes, Castlebay is within the area we cover. Our work covers the whole of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear quote.

Do you cover smaller places like Castlebay?

Yes. Castlebay is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland, including the islands, where work is planned around ferry crossings. Let us know about access, parking and anything unusual about getting there when you book.

Are you fully insured?

Yes. We’re fully insured for every job we do.

How soon can the floor be mopped?

We give you a cure time for each joint. Light use comes first, cleaning and heavy traffic later in most cases.

Why has a gap opened under my skirting?

Usually it’s movement: heating drying the timber, or a filler that’s too rigid. A flexible bead keeps up with the movement.

Can you use decorators’ caulk instead?

Not where the floor moves or gets wet. It splits once the floor shifts, so the gap comes back. A flexible sealant is the better choice.

Do you guarantee your work?

Yes. There’s a 12-month guarantee on every job, wherever you are.

Can you seal over the old sealant?

No, it won’t last. It can look neat for a few weeks, but the new bead soon lifts. The old sealant has to come out completely.

Leave it or put it right?

Leaving skirting gaps until the next decorating job lets dirt and draughts in. Sealing them now is a short job. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

Leaving a failed joint normally makes the job bigger, not smaller, as water and mould keep getting in. If you’re unsure, send an email to info@mrmastic.co.uk for an honest opinion and a quote.

The process

All our tools and materials come with us in the van, so there’s nothing for you to buy. Once we have agreed what’s being done, we protect the area and start. It normally takes a few hours, depending on the length of joint. For a place like Castlebay, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We start by checking the floor, the joint and what traffic it takes.
  2. Any old caulk, grout or sealant is raked or cut out.
  3. The joint is vacuumed clean and backing fitted where needed.
  4. The chosen sealant goes in, coloured to suit the floor.
  5. The joint is tooled neatly and the cure time explained.

Preparing for the visit

  • Where the joints are inside, avoid wetting them before we arrive
  • Move anything stored near the joints
  • Mention any sign-in or site rules at work premises
