How we handle floor joint sealing in Brèibhig
Painted skirting can be sealed with a flexible product that can be painted over. In wet areas we’d normally use silicone because it handles water. If you are dealing with floor edges that trap water and grime and threshold joints that have opened or worn, we can put it right.
Work in a place like Brèibhig is planned ahead, journey included. Outdoor plot mastic needs dry weather, but indoor floor and skirting joints can be sealed whatever the forecast.

DIY sealant or a professional job?
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Signs you need floor joint sealing in Brèibhig
New floors settle once they’re in use. Gaps at the edges appear in the first year or so.
Keep an eye out for these signs:
- Caulk that has cracked where the floor moves
- Grout cracking in a straight line across a floor
- Skirting that has pulled away from the floor
- Open joints around bathroom floor edges
Around Brèibhig, as everywhere, floor joint sealing is only as good as the preparation behind it.

What floor joint sealing looks like in Brèibhig
Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles. Island jobs need planning around ferries and the weather, so the more notice, the better.
Schools such as Castlebay Community School are buildings too, and floor and threshold joints in busy corridors wear quickly and are best resealed early.

What happens on the day
We bring everything the job needs with us. After a quick look at the joints together, we protect the area and start. Most jobs take a few hours, depending on the length of joint. Outdoor work around Brèibhig depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- We clear the edges of the floor so the joints are easy to reach.
- We take out the cracked caulk, grout or old sealant.
- Edges are cleaned and dried.
- A flexible sealant suited to the floor is applied and tooled.
- Finally, we check the work and talk you through aftercare.
How to prepare
- For indoor joints, keep the area dry beforehand if you can
- Keep pets and children clear of the area while we work
- Let us know about parking restrictions

What affects the cost of floor joint sealing
Call for a quick quote. The main things that affect it are:
- The number of rooms or windows
- Which sealant suits the joint
- How much there is to do
- Any mould that needs treating
There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please send an email to info@mrmastic.co.uk.
What we need to know
Before you ask for a quote, have a think about:
- Pictures of the joints, sent by email
- Access, such as stairs, a lift or height
- The address or postcode of the job
- Roughly how big the job is
We do not publish a price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To arrange one, email us at info@mrmastic.co.uk.
Brèibhig questions
Is Brèibhig within the area you cover?
Yes, smaller places are covered as well as towns. We work across all of Scotland, including the islands, where work is planned around ferry crossings. Let us know about access, parking and anything unusual about getting there when you book.
Is there a guarantee on floor joint sealing in Brèibhig?
All our work, in Brèibhig and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.
I’m a tenant. Can you help?
Yes. Check with your landlord; we can send the quote to them too.
Can you seal where the floor meets the bath panel?
Yes. The old joint comes out and a flexible silicone replaces it, colour-matched where it shows.
What does floor joint sealing cost?
Every job is different, so each one gets its own quote. For a quick quote, email us at info@mrmastic.co.uk with a short description of the job.
Why not just use caulk?
Caulk is fine for dry joints that do not move, but it cracks where there’s movement or water. We use a flexible sealant for most skirting and floor joints.
Do I need to be at home?
It depends on the job. For work indoors, someone needs to let us in, and for outside work we’ll agree access with you when we book.
What do you put in the joint?
It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.
What happens if it’s left?
Floor joints left open collect dirt that’s hard to clean out, and they look untidy. A neat sealed joint is easier to clean and finishes the floor. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs. Ask us for a quote and we will go through it with you.
What you get with us
- White, clear, grey or coloured to suit, where the product allows
- A sealant colour to suit the surroundings
