Floor joint sealing in Eòlaigearraidh, done properly
The gap under a skirting board often opens as floors and walls move with the seasons. Caulk tends to crack there, so we use a flexible sealant that moves with the floor. Typical jobs include caulk that has cracked where the floor moves and failed joint filler in concrete floors, across wet room & bathroom floors, commercial floors and thresholds.
Many newer homes in Scotland are timber-framed and settle as they dry out, so skirting and floor joints can open up. In older homes, timber floors move through the year too.
Each job carries a 12-month guarantee, whatever its size.

Common problems we fix in Eòlaigearraidh
Concrete floor joints break down when traffic runs over open or failed joints. Pallet trucks and trolleys knock the edges away and the joint gets wider.
Look out for any of the following:
- Gaps at thresholds between rooms
- Rigid edge joints in tiled floors
- Chipped and open joints in warehouse floors
- Open gaps along the bottom of skirting boards
Whether the job is in Eòlaigearraidh itself or nearby, the right material for each joint matters as much as a neat finish.
Before booking anyone
- The length of the guarantee
- What product goes in the joint
- Which colour the sealant will be
- Whether all the old sealant comes out first
Aftercare tips
Good habits help new joints last longer. Our tips:
- Check skirting joints after the heating season
- Avoid caulk in bathrooms and kitchens
- Have a cracking tiled floor checked before tiles break
- Sweep along the edges of the floor
Keep off the joint for the time we give you. Light foot traffic is generally fine sooner than wet cleaning or wheels so we’ll give you each time.
A tiled floor that cracks along a line will keep cracking until it can move. A flexible joint added early helps protect the tiles themselves.

Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
Landlords, agents and businesses in Eòlaigearraidh
If you manage several properties in or around Eòlaigearraidh, several properties can go on one quote. Just tell us the addresses and what each one needs.
From a single let to a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.
What we do, step by step
A visit follows a simple pattern: we check the joints, protect the area around them, carry out the job and tidy away. Most jobs take a few hours for most rooms, longer for large commercial floors. Outside jobs in Eòlaigearraidh need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- We clear the edges of the floor so the joints are easy to reach.
- Old material is removed from the joint.
- Edges are cleaned and dried.
- A flexible sealant suited to the floor is applied and tooled.
- Finally, we check the work and talk you through aftercare.
Getting ready for the visit
- Tell us if parking is tricky
- Move anything stored near the joints
- Let us know about earlier repairs to the joints
