Regrouting around Castlebay
Castlebay is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
Managing a site like Castlebay Community School? Then we reseal washrooms and kitchens in schools and businesses as well as homes.

Regrouting in Castlebay, done properly
Most regrouting jobs include resealing too. Grout is for the joints between tiles, but internal corners and edges flex, so they need flexible silicone instead. Doing both at once leaves the whole area sound. If you’re dealing with discoloured grout on otherwise sound tiles and splashback grout that has darkened, we can help, whatever the surface.
A bathroom in a place like Castlebay gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.
Big or small, it’s backed by our one-year guarantee in Castlebay and across Na h-Eileanan Siar.

What sealant work cannot fix
We’d rather tell you now than do work that won’t last, so these are the limits:
- A leaking wet room membrane
- Loose tiles, which need refixing first
- Leaks from pipes, valves or wastes (a plumber’s job)
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before you book.
Joints and surfaces we work on
- Wet rooms
- Bathroom wall tiles
- Kitchen splashbacks
- Shower walls
- Bathroom floors
- Tiled floors
What we are called out for in Castlebay
Grout used in corners or along the bath cracks because those joints flex. They need flexible sealant, and when they aren’t, water gets in.
Signs it’s time to call us include:
- Grout in a colour the owner wants to change
- Corners filled with grout instead of silicone
- Grout that is cracking and breaking up
- Discoloured grout on otherwise sound tiles
For an older house near a landmark such as Church of our Lady, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

How to look after the new joints
Joint life depends on how it’s used and looked after. We suggest:
- Rinse soap off the tiles after each shower
- Wipe water off the walls when you are done
- Do not ignore a tile that feels loose
- Skip wire brushes and scourers
Clean the grout with a mild bathroom cleaner and a soft brush. Keep harsh bleach and acid limescale removers away from it, as they can break grout down.
Stains that will not clean are a sign the grout is breaking down. At this point it’s a simple regrout, before the joints open up.
Castlebay questions
Will you come out to Castlebay?
Yes, we do. We work across all of Scotland, islands included, from towns to the smallest places. Longer journeys are simply planned in advance.
Is there a guarantee on regrouting in Castlebay?
All our work, in Castlebay and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.
Can landlords and businesses book you?
Yes, we do. We work in homes, commercial premises and hotels, and we are fully insured.
What information do you need?
Just the basics: the address or postcode, what’s wrong and any access issues. Then email us at info@mrmastic.co.uk.
How long does the job take?
That depends on how much there is to do, but most jobs take a few hours for a shower enclosure, longer for a whole room. We’ll tell you when we quote.
Can you work on commercial sites?
Yes, regularly. Larger jobs can be planned room by room or area by area to suit the site.
What goes in the corners, grout or silicone?
Flexible sealant. Grout is for the joints between tiles and moving joints need sealant.
Can you regrout just the shower?
Yes. A lot of our jobs are only the shower, or just the joints that have failed.
What we do, step by step
The work is kept neat and contained to the joints we’re treating, so you can carry on as normal. The job generally takes anything from a few hours to a full day, depending on the area, and we explain the cure time before we leave. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work.
- We agree the area to be regrouted and point out any loose tiles.
- Grout is raked out without chipping the tiles.
- Dust is cleared from every joint.
- The new grout goes in, then the tile faces are cleaned.
- We renew the silicone at the corners and edges.

How to get a quote
We quote each job on its own, so start by telling us what you need. Simply email us at info@mrmastic.co.uk and describe the job and send photos if you have them.

What the job involves on each surface
Corners and edges
Edges are resealed while we are there, so the whole area is finished together.
Bathroom floors
Cracked floor grout can point to movement underneath. We look for loose tiles first.
Can I do it myself?
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
