- A bead that doesn’t match the frame
Window mastic in Canons Park, done properly
Some gaps around frames are far deeper than they look. Filling it with sealant alone leaves a joint that can’t move properly, so we fit backing rod to set the right depth. That way the new bead bonds to the frame and the wall only. We work on window sills, aluminium frames and timber windows & doors, and people most often call us about a bead that doesn’t match the frame and gaps left after new windows were fitted.
Many London homes are flats, with windows high above the street. In a converted house or block, the lease generally says who is responsible for the windows, so it’s worth checking before booking.
All our work is covered by our 12-month guarantee, wherever you are in Greater London.

Can I do it myself?
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
What affects the quote in Canons Park
Call for a quick quote. The main things that affect it are:
- Mould in or behind the old joints
- How easy the joints are to reach
- The number of rooms or windows
- How much old sealant there is and how hard it is to remove
A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.
What to tell us for a quote
You don’t need to know the technical terms. Just tell us:
- Whether it’s a home or a business
- Any previous sealing or DIY work
- Pictures of the joints, sent by email
- Access, such as stairs, a lift or height
For a quick quote, get us on the phone, or send an email if you’d rather. Describe what needs sealing and we’ll talk you through the work before giving you a price.

A few problems are outside what sealant work can do:

Frames and glazing around Canons Park
With historic houses such as Headstone Manor (about 3 miles west) nearby, there’s older building stock in the area around Canons Park as well as newer homes. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window. Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.
Schools such as Camrose Primary With Nursery are buildings too, and its window and door frames need their mastic kept sound, just like a home’s. Homes close to Church of St Lawrence include some older properties, and replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. For landlords with property near Mill Hill Broadway station, renewing tired window mastic between tenants heads off draught and damp complaints.

How the visit works
The work is kept neat and contained to the joints we’re treating, so you can get on with your day. Expect the work to take anything from an hour or two to a full day, depending on how many frames there are, and we tell you how long to leave it before we go. In a London area like Canons Park, the main things to plan are parking and access: let us know about parking, the floor we will be working on and any lift or shared entrance.
- First, we confirm safe access to each frame.
- Old, cracked mastic is removed completely, along with any loose debris.
- The surfaces are cleaned and left dry.
- Backing rod fills deep voids and the sealant goes in on top.
- The joint is shaped to shed water and the area tidied.
How to prepare
- Clear items away from the joints we’re working on
- Tell us if parking is tricky
- Let us know about earlier repairs to the joints
How to get a quote

Advice
What the job involves on each surface
Aluminium frames
Aluminium needs a sealant that bonds to coated metal and we avoid acetoxy silicones, which can react with some metals. We use a neutral-cure product.
Composite doors
Composite doors are normally hung in an uPVC-type frame, so its perimeter joint is sealed much like a window. The bead is colour-matched to the frame.
Keeping the joints in good condition
To keep the joints looking good and working properly:
- Paint up to the joint, not over it
- Don’t use solvent cleaners on the joint
- Check the mastic once a year
- Wipe condensation off the frames
Clean the frames with mild soapy water, and avoid solvent cleaners on the sealant.
Draughts get worse, not better. As old mastic keeps shrinking, the gap widens, and heat escapes around the frame. A new joint closes it up.
Work for landlords, hotels and businesses
Mouldy or split sealant often shows up at the end of a tenancy. Several properties can be quoted together.
If you manage several properties in or around Canons Park, jobs at different addresses can go on one quote. Just tell us the addresses and what each one needs, and pictures by email help.
Canons Park: your questions answered
I let a flat near Mill Hill Broadway station. Can you help?
Yes, landlords and agents are among the people we work for, and several properties can be quoted together. Just call 0345 464 0079 or drop us an email with the address and what needs doing, and we’ll give you a clear quote.
Is parking a problem for a job in Canons Park?
In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when you book.
Will the old sealant be removed?
Yes, every time. New silicone does not stick to old silicone, so the joint is cleaned back first.
Can you match the sealant to my frames?
Yes. We can use white, brown, anthracite grey, black or clear.
Which products do you use?
Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We’ll tell you what we’re using and why.
Can new window sealant be painted?
It depends on the sealant. Silicone is not paintable, but some hybrid sealants are. Tell us if you are decorating and we will choose accordingly.
Do the sealants smell?
Possibly a little. Any smell clears as the sealant cures.
Is it worth trying it myself?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
