What the job involves on each surface

Aluminium frames

Aluminium moves with heat, and the frames are often slimmer than uPVC. A tidy bead in anthracite grey, black or a matching colour suits the frame.

Timber windows & doors

Soft or rotten wood cannot be sealed successfully. We’ll point out any rot we find, as a joiner will need to deal with it.

Window mastic for homes and businesses in The Hale

A cold draught around a closed window often comes from the frame edge. A new joint stops the air getting through and quietens the whistle on windy days. If the draught is through the window seals instead, we will tell you. If you have water coming in at the bottom corners of a door and draughts coming in around windows and doors, we can help, on composite doors, patio & French doors and timber windows & doors alike.

London’s Victorian and Edwardian terraces were built with timber sash windows, and many still have them or their replacements. Whatever is in the opening now, the joint between frame and wall is what keeps the weather out, in The Hale as anywhere.

How the visit works

On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The work itself takes a few hours for a few frames, or a day or more for a whole house from start to finish. For a job in The Hale, parking and access are the things to plan: let us know about parking, the floor we will be working on and any lift or shared entrance.

  1. Each frame is looked over and we agree which ones need resealing.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Where the gap is deep, backing rod goes in first.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. We tool each bead neatly and check every joint is closed.

Preparing for the visit

  • Tell us about any water getting in
  • Plan for the work area to be out of bounds to pets and children
  • Tell us about any previous sealing or DIY attempts

How to look after the new joints

Good habits help new joints last longer. A few tips:

  • Use gentle cleaners on frames and sealant
  • Keep jet washers away from the mastic
  • Repaint timber before it’s bare
  • Look round the frames every year or so

Most silicone sealants will not take paint, so if you are planning to paint the frames or walls, tell us beforehand. There are paintable sealants for joints that need it.

A small gap around a frame only grows. As the old mastic shrinks further, more air gets through, and heat escapes around the frame. A new joint closes it up.

Leave it or put it right?

Getting a straight, even bead on an outside frame takes practice, especially on upper floors. We cut out properly, back deep gaps and tool every joint neatly, in a sealant suited to the wall. Damp from a failed joint spreads quietly in older London brickwork and timber, and by the time it shows on a wall or ceiling in The Hale, the repair is bigger than the sealant job would have been.

There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please call 0345 464 0079 or drop us an email.

Frames and glazing around The Hale

In London conversions and blocks, the lease decides who is responsible for the frames, so it’s worth checking before booking. Compared with the north and west, the South East gets less rain, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

Homes close to John Keble Church include some older properties, and the joint between an old wall and a newer frame is generally the first place rain gets in. Managing a site like Mathilda Marks-Kennedy Jewish Primary School? Then its window and door frames need their mastic kept sound, just like a home’s. Rented homes near Mill Hill Broadway station change hands often, and cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

DIY versus a professional finish

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

How we quote for window mastic

Call for a quick quote. What matters most is:

  • The type of sealant required
  • Whether the work is at height
  • Whether there’s mould to deal with
  • The size of the job

Doing several joints on one visit is normally more efficient than separate visits. We’ll give you a clear price for the lot.

Helping us quote

Photos by email are helpful but not essential. Please mention:

  • Whether it has been sealed before
  • Where the job is, and your postcode
  • Access, such as stairs, a lift or height
  • Photos by email, if that’s easy

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and add pictures by email if you can.

Common questions in The Hale

Can you help a landlord with a rental near Mill Hill Broadway station?

Yes. We work for landlords and letting agents as well as homeowners. You can phone 0345 464 0079 or send us an email with the details for a clear quote.

Do you cover The Hale for window mastic?

Yes. We work across London and the South East, and The Hale is part of that. You can ring 0345 464 0079 or email us and let us know what needs doing, and we will give you a clear price.

Is it OK to seal over old sealant?

No, and we never do. It can look neat for a few weeks, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.

Do you guarantee window mastic?

Yes, with our 12-month guarantee. A yearly look at the joints helps them last.

Will it make a mess?

Not at all. The area is protected while we work and cleaned up afterwards.

What sealant do you use?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.

Do the sealants smell?

It depends on the product. Some smell for a while, some hardly at all.

Are you an approved applicator?

Yes. We are an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.
