How we handle window mastic in Burley Street

A cold draught around a closed window often comes from the frame edge. A new joint stops the air getting through and quietens the whistle on windy days. If the draught is through the window seals instead, we will tell you. We work on timber windows & doors, patio & French doors and window sills, and people most often call us about old mastic that has gone black or come away and water coming in at the bottom corners of a door.

Around Burley Street, many homes face open ground, so their windows and doors take the full weather. Exposed frames and sills lose their mastic sooner than sheltered ones.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

Should I try it myself first?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

What we’re called out for in Burley Street

Plenty of failed mastic was poorly applied in the first place. Mastic laid onto dusty, damp or crumbling surfaces never bonded as it should, so it comes away long before its time.

Look out for any of the following:

  • Damp patches on the reveal after heavy rain
  • Old mastic that has gone black or come away
  • Untidy mastic left by window fitters
  • Cracked internal joints between frame and plaster

Avon Tyrrell House, about 2.7 miles south-west, is one of the historic houses in the wider area around Burley Street.

Burley Street: your questions answered

Is window mastic in Burley Street guaranteed?

All our work, in Burley Street and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.

Do you cover Burley Street for window mastic?

Yes. We work across London and the South East, and Burley Street is part of that. Just ring 0345 464 0079 or send us an email with a few details of the job.

Where are you based?

Our base is Crawley. Our area covers South East England, London and Scotland.

What do you need from me for a quote?

Just the basics: the address or postcode, what’s wrong and any access issues. Then phone 0345 464 0079 or send us an email.

Do you do commercial work?

Yes. Larger jobs can be planned room by room or area by area to suit the site.

Do I have to be there?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

Can you do the inside joint as well?

Yes, we do both. Indoors, we seal between the frame and the plaster or reveal.

Do you hold any approvals?

Yes. We are an ARBOMaster approved applicator, which is run for the Arbo sealant brand.

How it works

At the end, we look at the finished work together and tell you how long to leave it. The work normally takes a morning for a couple of windows and a door, depending on how much there is to do. Somewhere as small as Burley Street, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First we look at every frame and agree the list.
  2. Next the failed sealant is cut away and the joint cleaned.
  3. We fit backing rod in deep gaps so the sealant is the right depth.
  4. We apply a weatherproof sealant to match the frame and tool it neatly.
  5. Every joint is checked before we leave.

How to prepare

  • On commercial sites, let us know about site rules
  • Let us know about earlier repairs to the joints
  • Let us know about stairs, lifts or work at height

How to get a quote

Advice

Looking after it afterwards

How long the joints last depends on use and care. Here’s what we suggest:

  • Wash the frames with mild soapy water
  • Keep drainage slots and sill grooves clear
  • Do not paint over the silicone
  • Walk round the house once a year and look at the joints

Have a look at the joints once a year, ideally after winter. Cracks and lifting edges are easy to spot early.

Water trapped behind a failed joint can start rot in timber frames and sills. Once wood has rotted, it needs repair before it can be sealed, so early resealing is worth it.

What we cannot put right

Sealant isn’t the answer to every problem, and we’ll tell you before we start. It will not solve:

  • Damp coming through the wall itself rather than the frame joint
  • Condensation trapped between the panes
  • A frame that has rotted at the joint

If you’re not sure, just phone 0345 464 0079 or email us and we’ll give you a straight answer.

Quotes for window mastic in Burley Street

There’s no set price list, because jobs vary so much. The quote depends on:

  • The size of the job
  • How many areas need sealing
  • Which sealant suits the joint
  • How much old sealant there is and how hard it is to remove

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

Helping us quote

When you contact us, these details help:

  • Photos by email, if that is easy
  • Where the job is, and your postcode
  • Roughly how big the job is
  • Access, such as stairs, a lift or height

For a quote, phone 0345 464 0079 or email us and tell us where the job is and what the problem looks like. You’ll have a clear quote before we start.

Window mastic in Burley Street: local notes

Rainfall in the South East is lower than in much of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. With historic houses such as Avon Tyrrell House (about 2.7 miles south-west) nearby, there’s older building stock in the area around Burley Street as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window.

For site and facilities teams at buildings such as Burley Primary School, larger buildings have plenty of frames, and the mastic around each one ages.
