How we handle window mastic in Burley
Most frames have an outside joint and an inside one. Outside, the mastic keeps rain out; the internal joint closes the gap to the plaster and stops draughts. Either or both can be done. We work on window sills, aluminium frames and patio & French doors, and common reasons people get in touch are draughty joints inside around the window and black, perished sealant on frames.
Outdoor sealant needs dry, clean surfaces, so work on frames around Burley is planned for dry weather. Tell us about access to every side of the house, including upper-floor windows.
All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

Work for landlords, hotels and businesses
A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.
We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.
Why deal with it now?
Choosing the product is half the job. Decorators’ caulk and bathroom silicone are not designed for outside joints that move. An exterior, low-modulus sealant stays flexible in sun and frost. Older cottages and farmhouses around Burley can have timber floors and frames, where water from a failed joint can cause rot if it’s left.
A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

Looking after it afterwards
How long the joints last depends on use and care. Here’s what we suggest:
- Walk round the house once a year and look at the joints
- Use gentle cleaners on frames and sealant
- Ventilate rooms so frames don’t stay wet inside
- Keep timber frames painted
Silicone cannot normally be painted, so if you are planning to paint the frames or walls, tell us beforehand. We can use a paintable sealant where that matters.
Look out for the warning signs: split or missing mastic, gaps, damp patches inside or black mould on the reveal. Any of these is worth a call.
Windows and doors in Burley
With historic houses such as Avon Tyrrell House (about 2.3 miles south-west) nearby, there’s older building stock in the area around Burley as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window. Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.
For site and facilities teams at buildings such as Burley Primary School, the mastic around its windows and doors needs looking after like any other building’s. Letting a property close to Sway station? Then cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

Do you need window mastic in Burley?
Some failures date back to when the windows were fitted. Sealant run over dust, wet brick or loose mortar didn’t grip properly, so it comes away long before its time.
It’s worth asking for a quote if you see:
- Old mastic that has gone black or come away
- Hard, cracked sealant around windows
- Rushed sealant from a window installation
- Gaps between the frame and the inside reveal
For an older house near a landmark such as Church of St John the Baptist, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Burley questions

Yes. We’re fully insured, and we can confirm the details when we quote.

Yes. Inside, the joint between frame and plaster is sealed neatly.
Can I add another job to the visit?
Of course. Combining jobs makes good use of the visit.
Do you guarantee window mastic?

Is there any odour?
There can be a smell while the sealant cures, but it fades. Opening a window helps.
Different surfaces, different methods
Window sills
Where a sill meets brick or render, the ends often crack first. A tight seal at each end keeps rain out of the wall.
Timber windows & doors
Timber moves with moisture as well as heat, so the joint must stay flexible. The paint or stain needs to be sound where the sealant meets it.
How the visit works
There is not much for you to do on the day. Show us the job and we will take it from there. The job generally takes most of a day for a typical house, less for a few frames, including the tidy-up. Somewhere like Burley needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.
- We start by checking each window and door with you.
- Next the failed sealant is cut away and the joint cleaned.
- Deep gaps are filled with backing rod to set the depth.
- We apply a weatherproof sealant to match the frame and tool it neatly.
- We clear up and check every joint is fully closed.
How to prepare
- Mention any sign-in or site rules at work premises
- Clear the area around the work
- Mention any parking rules near the property

Can I do it myself?
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
