Common questions in Boyden Gate

Do you work for landlords with property near Herne Bay station?

Yes, we work for letting agents and landlords. Just ring 0345 464 0079 or send us an email and tell us about the property, and we’ll send you a clear quote.

Does living near the coast affect window mastic in Boyden Gate?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.

Do you do commercial work?

Yes. We’ve worked for hotels, offices and other businesses and we’re fully insured.

Is it OK to seal over old sealant?

No, and we never do. It can look neat for a few weeks, but the new layer lifts away from the old one. Removing the old sealant completely is the only lasting way.

Does someone need to be in?

For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.

Where is Mr Mastic based?

We are based in Crawley, and we work across South East England, London and Scotland.

How do I get a quote for window mastic in Boyden Gate?

There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. You’ll get a clear quote before we start.

Will there be a smell?

Sometimes, a little. It fades as the sealant cures, and ventilation helps.

How we handle window mastic in Boyden Gate

Over two decades of sealing frames has taught us which products suit which walls. We’re fully insured ARBOMaster approved applicators, and every job is covered by a 12-month guarantee. If you have draughty joints inside around the window and leaking joints at the ends of sills, we can put it right, whatever the surface.

Somewhere as small as Boyden Gate, older homes often have timber frames set in stone or brickwork. Not every older frame suits a modern silicone bead, so the sealant has to be chosen to suit the building.

We guarantee the work for a year. If something is not right with it in that time, tell us and we’ll put it right.

When it isn’t the sealant

A few problems are outside what sealant work can do:

  • Penetrating damp from a failed cavity tray or render
  • Soft or decayed wood in the frame
  • A failed sealed unit that has misted up

Not sure which it is? You can phone 0345 464 0079 or email us and we will tell you honestly.

What we seal

  • Timber windows & doors
  • Composite doors
  • Patio & French doors
  • Window sills
  • Aluminium frames
  • uPVC windows

For landlords and businesses

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we’ll give you a quote.

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

What affects the cost of window mastic

You’ll get a clear quote before work begins. It’s based on:

  • How easy the joints are to reach
  • When we can work, for business premises
  • Any mould that needs treating
  • Whether old sealant or filler has to be cut out

Doing several joints on one visit generally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. You will get one clear quote for the whole job.

Helping us quote

Photos by email are helpful but not essential. Please mention:

  • A few pictures by email, if you can
  • Whether it’s a home or a business
  • Any previous sealing or DIY work
  • Where the job is, and your postcode

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is.

How to look after the new joints

Aftercare is simple:

  • Clean frames with a soft cloth and soapy water
  • Clear any debris from frame drain holes
  • Avoid blasting the frames with a pressure washer
  • Keep solvents and bleach off the sealant

Timber frames need their paint kept up, since wood that gets wet swells and shrinks more. Paint up to the joint, not over the silicone.

Water gets in quietly when mastic fails. You might not see it until plaster blows or a damp patch appears inside. Catching it early keeps the fix to a reseal.

DIY versus a professional finish

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Windows and doors in Boyden Gate

Boyden Gate is within about 3 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

If you live in an older home near Church of St Mary the Virgin, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. If you let a flat or house near Herne Bay station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets. Schools such as Chislet Church of England Primary School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s.

How the job changes by surface

Timber windows & doors

Wood swells when it’s wet and shrinks when it dries, so a flexible sealant is essential. The paint or stain needs to be sound where the sealant meets it.

Patio & French doors

Heavy door frames can move more than windows. A flexible sealant copes with that without cracking.

How the visit works

Before we leave, we go over the finished joints with you. The work normally takes most of a day for a typical house, less for a few frames, depending on how much there is to do. In a small place like Boyden Gate, access is normally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We check each frame and agree which ones need doing.
  2. Next the failed sealant is cut away and the joint cleaned.
  3. We fit backing rod in deep gaps so the sealant is the right depth.
  4. A flexible, weatherproof sealant is applied in a colour to suit the frame.
  5. We clear up and check every joint is fully closed.

Preparing for the visit

  • Move anything stored near the joints
  • Plan for the work area to be out of bounds to pets and children
  • Where the joints are inside, avoid wetting them before we arrive
