Window mastic near Chislet

Why act early in Chislet

Draughts and leaks do not always mean new windows. Where the frames are sound, new mastic generally deals with draughts and leaks at the edges. If we find failed glass units or worn seals, we will tell you. In a small place like Chislet, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

What you pay reflects the work, not a rough estimate. That is why we ask a few questions first and send you a clear quote before we start.

Why us?

What affects the cost of window mastic

We do not publish a price list. The quote depends on:

  • Any mould that needs treating
  • Any working-time requirements on site
  • Access and height
  • The old material and how stubborn it is

Leaving a failed joint usually makes the job bigger, not smaller, because water and mould keep working on it. If you are unsure, ring 0345 464 0079 or email us and we will give you an honest view and a quote.

What we need to know

To help us quote quickly, let us know:

  • The rough size of the job
  • Where the job is, and your postcode
  • How we’d reach the joints
  • If someone has resealed it before

Getting a quote is simple: let us know the job and the location and its rough size. A few pictures by email make the job easier to understand, and we’ll come back to you with a quote.

Windows and doors in Chislet

Chislet is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on the mastic around window and door frames, especially on the side facing the sea. London and the South East are among the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

Schools such as Chislet Church of England Primary School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s. Rented homes near Herne Bay station change hands often, and sound mastic around windows and doors keeps out the draughts and damp that tenants notice first. For an older house near a landmark such as Church of St Mary the Virgin, the joint between an old wall and a newer frame is normally the first place rain gets in.

Chislet is about 3 miles south-east of Herne Bay, in Kent. From the centre of Chislet to the outskirts, window mastic is available for homes and businesses alike, from flats and houses to offices and hotels. Our area takes in 922 places across Kent, large and small. We also work in Chelmsford, about 41 miles from Chislet.

What the job involves on each surface

Timber windows & doors

On period timber windows, traditional sand mastic is sometimes the better choice. We will tell you which suits your home.

Composite doors

Draughts round the door leaf usually come from worn seals or adjustment, not the mastic. We will tell you if that is what we find.

When it is not the sealant

A few problems are outside what sealant work can do:

  • Damp coming through the wall itself rather than the frame joint
  • Soft or decayed wood in the frame
  • Faulty window hardware

If you’re not sure, just ring 0345 464 0079 or send us an email and we will give you a straight answer.

Landlord and commercial work in Chislet

We regularly work with letting and managing agents. Tell us the address, the job and how access works and we will quote.

In hotels, rooms out of use cost money, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.

How the visit works

There is not much for you to do on the day. Point us to the joints and we will get on with it. The job generally takes a few hours for a few frames, or a day or more for a whole house, including the tidy-up. Somewhere like Chislet needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. First, we confirm safe access to each frame.
  2. All the failed sealant is cut away, along with any loose debris.
  3. The surfaces are cleaned and left dry, and primed where the sealant calls for it.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. The joint is shaped to shed water and the area tidied.

How to prepare

  • Keep pets and children clear of the area while we work
  • For business premises, tell us about site rules or sign-in
  • Try not to wet indoor joints just before the visit

How to get a quote

There’s no standard price list, because every job is different. Instead, we give you a clear quote for your job. To arrange one, ring 0345 464 0079 or send us an email.

How to look after the new joints

So the new joints stay in good condition:

  • Walk round the house once a year and look at the joints
  • Do not use solvent cleaners on the joint
  • Wash the frames with mild soapy water
  • Keep paint and stain on wooden frames in good order

On timber frames, keep the paintwork in good order, because bare, wet timber moves more and pulls at the joint. Paint up to the joint, not over the silicone.

Signs to watch for: split or missing mastic, gaps, damp patches inside or black mould on the reveal. Any of these is worth a call.

Chislet questions

Can you help a landlord with a rental near Herne Bay station?

Yes. We work for landlords and agents as well as homeowners, and several properties can go on one quote. Just phone 0345 464 0079 or send us an email with the address and what needs doing, and we’ll give you a clear price.

Is window mastic in a coastal place like Chislet any different?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.

Is it messy?

No. We work neatly, protect the area around the joints and tidy up afterwards.

Is there any odour?

That depends on the sealant. Some products have a noticeable smell, others very little.

Can I add another job to the visit?

Yes. More than one area can go on one quote.

What information do you need?

Only a few details: where it is, what you’ve noticed and how we reach it. Then ring 0345 464 0079 or send us an email.

Is the new sealant paintable?

Silicone generally will not take paint. Let us know beforehand, and we’ll use a paintable product where it suits.

Do you seal inside as well as outside?

Yes, we do both. Indoors, we seal between the frame and the plaster or reveal, using a paintable sealant if you want to decorate.
