Book window mastic in Old Tree

Do you need window mastic in Old Tree?

Joints that are too thin or too deep fail early. A thin smear across a wide gap has nothing to it, and a gap filled solid cannot flex. Backing rod sets the right depth.

Keep an eye out for these signs:

  • Mastic that has split away from the wall
  • Cracked internal joints between frame and plaster
  • Old mastic that has gone black or come away
  • Rain getting in at the frame or under the sill

Rented homes near Herne Bay station change hands often, and sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.

Our hiring checklist

How we handle window mastic in Old Tree

Around Old Tree we seal all kinds of frames: from uPVC casements to timber and aluminium, plus patio doors, French doors and sills. The sealant is chosen to suit the frame material and the wall. We work on aluminium frames, uPVC windows and patio & French doors, and common reasons people get in touch are cracked or shrunken mastic around the frame and mastic that’s falling out in pieces.

In a village or hamlet like Old Tree, older cottages and farmhouses often have timber windows set in stone or brick. Not every older frame suits a modern silicone bead, and sometimes a traditional sand mastic is the better choice.

All our work is covered by a one-year guarantee, wherever you are in Kent.

Window mastic in Old Tree: local notes

Old Tree is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on the mastic around window and door frames, especially on the side facing the sea. London and the South East are among the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

In the older streets around Church of the Holy Cross, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. Schools such as Hoath Primary School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s.

Questions from Old Tree

Is window mastic in a coastal place like Old Tree any different?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.

Is Old Tree within the area you cover?

Yes. Old Tree is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

How much does window mastic cost in Old Tree?

Size, access and the old material all affect the cost. Ask us for a quote.

Will you leave a mess?

Not at all. The area is protected while we work and cleaned up afterwards.

Are you an approved applicator?

Yes. Mr Mastic is an ARBOMaster approved applicator and we’re fully insured too.

Do you do commercial work?

Yes. Larger jobs can be planned room by room or area by area.

How many windows can you do in a day?

A handful of frames is a short visit. We confirm the timing with your quote.

Will there be a smell?

Possibly a little. Any smell clears as the sealant cures, and ventilation helps.

For landlords and businesses

Failed sealant is one of the commonest items on a check-out report. We can quote for more than one property at once.

Hotels need rooms back in use, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.

DIY sealant or a professional job?

If you’ve already had a go yourself, that is fine. We cut it out and start again, so just mention it when you contact us.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

Quotes for window mastic in Old Tree

You will get a clear quote before work begins. It’s based on:

  • When we can work, for business premises
  • Which sealant suits the joint
  • Mould in or behind the old joints
  • The number of rooms or windows

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all play a part, and we will explain the quote if you ask.

What to tell us for a quote

To make quoting easier, let us know:

  • What’s wrong with the joints now
  • Pictures of the joints, sent by email
  • Where the property is
  • How many joints, rooms or windows are involved

If you are in Old Tree and need window mastic, phone 0345 464 0079 or send us an email. Tell us what the problem is and where, and we will agree the price before any work begins.

Keeping the joints in good condition

Looking after new joints is easy:

  • Make sure the drainage slots aren’t blocked
  • Do not paint over the silicone
  • Repaint timber before it’s bare
  • Look round the frames every year or so

Check the drainage slots in the frames aren’t blocked, so water can run away instead of sitting against the joint.

Water gets in quietly when mastic fails. You might not see it until plaster blows or a damp patch appears inside. Catching it early keeps the fix to a reseal.

When something else is needed

Some problems need a builder, plumber or other trade rather than us:

  • Draughts through the window seals rather than the frame
  • Faulty window hardware
  • Penetrating damp from a failed cavity tray or render

Not sure which it is? You can call 0345 464 0079 or send us an email and we’ll tell you honestly before booking.

Joints and surfaces we work on

  • Aluminium frames
  • Timber windows & doors
  • Window sills
  • Patio & French doors
  • uPVC windows
  • Composite doors

The process

On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The job generally takes most of a day for a typical house, less for a few frames. Somewhere as small as Old Tree, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. First, we confirm safe access to each frame.
  2. All the failed sealant is cut away.
  3. The surfaces are cleaned and left dry, and primed where the sealant calls for it.
  4. Deep voids are backed, then the sealant is gunned in.
  5. The joint is shaped to shed water and the area tidied.

Getting ready for the visit

  • For indoor joints, keep the area dry beforehand if you can
  • On commercial sites, let us know about site rules
  • Clear items away from the joints we’re working on
