About our window mastic in Bodicote
Behind a thin line of old mastic there’s sometimes a deep void. Packing it solid with sealant gives a joint that cannot flex, so we fit backing rod to set the right depth. The sealant then grips the two sides it should. Common call-outs are for gaps between the frame and the inside reveal and rain getting in at the frame or under the sill, across patio & French doors, composite doors and uPVC windows.
Around Bodicote, conservatories, garden rooms and patio doors are often part of the house. Their glazing joints and frame seals are as much a part of the job as the windows.
You’re covered for a year from the day we finish. If anything isn’t right with it, phone 0345 464 0079 or send us an email.

Windows and doors in Bodicote
London and the South East are among the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. Historic houses like Broughton Castle (about 2.9 miles west) are a reminder that the area around Bodicote has older buildings as well as new. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window.
For an older house near a landmark such as Church of St John the Baptist, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. Rented homes near Banbury station change hands often, and cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

When to call us in Bodicote
Timber windows bring their own problems. Mastic painted over many times cracks with the paint, and the wood moves with damp as well as heat.
These are the problems we are asked about most:
- White mastic on grey or black frames
- Draughts coming in around windows and doors
- Rushed sealant from a window installation
- Rain getting in at the frame or under the sill
Managing a site like Longford Park Primary School? Then larger buildings have plenty of frames, and the mastic around each one ages.
What your quote should include
- Whether you can choose the colour
- What the quote includes, VAT included or not
- What insurance they hold
- How the joint is cleaned and prepared
How it works
Most of a good job is in the preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours for a few frames, or a day or more for a whole house. For a job in Bodicote, we agree the time, the access and parking before the day. Outdoor jobs depend on a dry day, since sealant needs a dry surface.
- First, we go round the frames with you and agree the list.
- We remove the old mastic and clean the frame edge and wall.
- Deep gaps get closed-cell backing rod to set the depth.
- A flexible exterior sealant is applied in a colour to suit the frame.
- Every joint is tooled smooth and checked before we leave.
How to prepare
- Mention if the joints have been sealed before
- Clear items away from the joints we are working on
- Mention any parking rules near the property

What sealant work cannot fix
A few problems are outside what sealant work can do:
- Broken hinges, locks or handles
- Draughts through the window seals rather than the frame
- Penetrating damp from a failed cavity tray or render
Not sure which it is? You can call 0345 464 0079 or drop us an email and we’ll tell you honestly.
Surfaces we seal
- uPVC windows
- Patio & French doors
- Window sills
- Timber windows & doors
- Composite doors
- Aluminium frames
Keeping the joints in good condition
No joint lasts for ever, but care makes a real difference. A few tips:
- Make sure the drainage slots aren’t blocked
- Walk round the house once a year and look at the joints
- Avoid harsh chemicals near the mastic
- Wash the frames with mild soapy water
Keep sill grooves and drainage slots clear, so rain drains out rather than building up at the sealant.
Water trapped behind a failed joint can start rot in timber frames and sills. Once wood has rotted, it needs repair before it can be sealed, so it pays to reseal before that happens.
What happens if it’s left?
Choosing the product is half the job. Decorators’ caulk and bathroom silicone are not designed for outside joints that move. An exterior, low-modulus sealant stays flexible in sun and frost. Around Bodicote, water from a failed joint in an older home can soak into timber and plaster, and that is a much bigger job than renewing the sealant.
No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.
Why us?
- White, clear, grey or another colour, product permitting
- Approved under the ARBOMaster scheme
- Tidy, careful work
- One-year guarantee on every job
Questions from Bodicote
I let a flat near Banbury station. Can you help?
Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can phone 0345 464 0079 or email us with the details for a clear quote.
Will you come out to Bodicote?
Yes. Bodicote is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Should I try DIY first?
It depends on the job. High-level, external movement and fire-rated joints are professional jobs.
Do you seal inside as well as outside?
Yes. Draughts often come through the inside gap too, so sealing both is often worthwhile.
How do I get a quote for window mastic in Bodicote?
Size, access and the old material all affect the cost. Ask us for a quote.
Do the sealants smell?
There can be a smell while the sealant cures. Ventilation helps.
Is the new sealant paintable?
It depends on the sealant. Some hybrid sealants can be painted; silicone can’t. Tell us if you are decorating and we will choose accordingly.
Can resealing stop a draught around my window?
Yes, where the draught is at the frame edge. We check where the draught is before work begins.
Can I do it myself?
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
