Window mastic near Milton

Window mastic in Milton, done properly

Every window and door frame has a gap around it, and mastic is what closes it. When it cracks, hardens or pulls away, draughts and rain get in. Our applicators cut it out and replace it with a flexible, weatherproof sealant. Typical jobs include gaps between the frame and the inside reveal and black, perished sealant on frames, across aluminium frames, timber windows & doors and composite doors.

In a village or hamlet like Milton, older cottages and farmhouses often have timber windows set in stone or brick. Older buildings like these don’t always suit modern silicone, and sometimes a traditional sand mastic is the better choice.

Our work is backed for twelve months.

When it isn’t the sealant

Some problems need a builder, plumber or other trade rather than us:

  • Draughts through the window seals rather than the frame
  • Damp problems in the wall away from the window
  • Rotten timber, which needs a joiner first

If in doubt, call 0345 464 0079 or drop us an email and we will say what we think.

Surfaces we seal

  • Aluminium frames
  • Timber windows & doors
  • Composite doors
  • Patio & French doors
  • uPVC windows
  • Window sills

Different surfaces, different methods

uPVC windows

The frame is cleaned with a product that won’t harm the plastic, then the sealant goes in between frame and wall.

Window sills

Every drop off the glass ends up on the sill, so the sill ends and the joint under the frame are vital. Each is cleaned out and resealed.

The process

The work is kept neat and contained to the area we’re working on, so you can get on with your day. Expect the work to take a morning for a couple of windows and a door, and we explain the cure time before we leave. In a small place like Milton, access is normally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. Each frame is looked over and we agree which ones need resealing.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. Every joint is tooled smooth and checked before we leave.

Before we arrive

  • Let us know about parking restrictions
  • Move anything stored near the joints
  • Let us know if you’ve seen damp or leaks

Advice

Should I try it myself first?

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Common problems we fix in Milton

Sun, frost and rain wear sealant out. Sunlight dries the surface out, and over the years it loses its give, cracks and comes away.

If you can see any of these, it’s time to have the joints looked at:

  • Untidy mastic left by window fitters
  • Mastic that has split away from the wall
  • Rain getting in at the frame or under the sill
  • White mastic on grey or black frames

For landlords with property near Kings Sutton station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

What your quote should include

  • Whether they’re fully insured
  • What the quote includes, VAT included or not
  • The length of the guarantee
  • What product goes in the joint

Frames and glazing around Milton

Historic houses like Broughton Castle (about 2.9 miles north-west) are a reminder that the area around Milton has older buildings as well as new. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic. London and the South East are among the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

Managing a site like The Warriner School? Then the mastic around its windows and doors needs looking after like any other building’s. Homes close to Church of St John the Evangelist include some older properties, and the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

For landlords and businesses

Failed sealant is one of the commonest items on a check-out report. Several properties can be quoted together.

In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

Why it’s worth doing now in Milton

Getting a straight, even bead on an outside frame takes practice, especially on upper floors. We cut out properly, back deep gaps and tool every joint neatly, in a sealant suited to the wall. Around Milton, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs. Call for a quick quote and we’ll explain what it covers.
