Banbury Window Mastic
Our applicators work in Banbury on mastic around window and door frames, sills and patio doors. Old material cut out, joints cleaned and sealed neatly.
- Cracked or shrunken mastic around the frame
- Gaps where the sill meets the wall
- White mastic on grey or black frames
Window mastic in Banbury, done properly
Frames and walls do not move together. Heat and cold make frames grow and shrink against brick or render that hardly moves. That’s why the joint needs a flexible, low-modulus sealant rather than something rigid. Typical jobs include sealant in the wrong colour for the frame and gaps between the frame and the inside reveal, on composite doors, uPVC windows and timber windows & doors.
Plenty of homes in a town like Banbury have had conservatories, patio doors or new windows added over the years. Each one adds more joints to look after, and those joints age at different rates. Leaks generally start at a sill, a frame head or a glazing joint.
All of our work is guaranteed for twelve months, in Banbury and everywhere else we cover.

When to call us in Banbury
Water runs down the glass onto the sill, so the sill ends and the joint below the frame are common leak points. When that sealant fails, water gets into the wall or under the frame.
These are the problems we’re asked about most:
- Mastic that’s falling out in pieces
- Draughts coming in around windows and doors
- Gaps between the frame and the inside reveal
- A bead that does not match the frame
For an older house near a landmark such as Saint Paul's, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.
Questions to ask before you book
- Whether they’re fully insured
- How hidden problems are handled
- Whether the sealant suits the joint
- Whether VAT is included
When it isn’t the sealant
To be straight with you, some problems need a different trade:
- A failed sealed unit that has misted up
- Soft or decayed wood in the frame
- Faulty window hardware
If in doubt, ring 0345 464 0079 or send us an email and we will say what we think before you book.

Work for landlords, hotels and businesses
We work for letting agents and landlords as well as homeowners. Resealing between tenancies keeps a property looking cared for.
In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.
Banbury homes and the weather
Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day. With historic houses such as Broughton Castle (about 2.5 miles south-west) nearby, there’s older building stock in the area around Banbury as well as newer homes. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic.
Schools such as St Mary's Church of England Primary School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s. Letting a property close to Banbury station? Then renewing tired window mastic between tenants heads off draught and damp complaints.

How to look after the new joints
Good habits help new joints last longer. A few tips:
- Wash the frames with mild soapy water
- Keep jet washers away from the mastic
- Don’t use solvent cleaners on the joint
- Keep paint and stain on wooden frames in good order
Keep sill grooves and drainage slots clear, so rain drains out rather than building up at the sealant.
On timber windows, water behind the joint can lead to rot. Once wood has rotted, it needs repair before it can be sealed, so it pays to reseal before that happens.

How we quote for window mastic
Some jobs are bigger than they look, and some smaller. What affects the quote:
- How many rooms, windows or areas are involved
- The size of the job
- Whether there’s mould to deal with
- The old material and how stubborn it is
Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
What to tell us for a quote
Before you ask for a quote, have a think about:
- If it’s domestic, commercial or a hotel
- How many joints, rooms or windows are involved
- Any previous sealing or DIY work
- Access, such as stairs, a lift or height
Asking for a quote is easy: tell us what needs doing and where. Photos by email help us understand the job, and we will come back to you with a quote.
Can I do it myself?
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
How the visit works
There isn’t much for you to do on the day. Point us to the joints and we will get on with it. The job generally takes anything from an hour or two to a full day, depending on how many frames there are. For a job in Banbury, we need access to where the work is and somewhere nearby to park. If the job is outside, mention gates, side access and anything above ground floor.
- Each frame is looked over and we agree which ones need resealing.
- The old mastic is cut out and scraped back to clean surfaces.
- Deep gaps get closed-cell backing rod to set the depth.
- The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
- Every joint is tooled smooth and checked before we leave.
Getting ready for the visit
- Mention any sign-in or site rules at work premises
- Try not to wet indoor joints just before the visit
- Move anything stored near the joints
