How we handle window mastic in Berrylands

Mr Mastic’s applicators have more than 20 years’ experience with window and door sealants. We’re ARBOMaster approved and fully insured, and we give a 12-month guarantee on the work. If you’re dealing with black, perished sealant on frames and gaps where the sill meets the wall, we can help.

London’s Victorian and Edwardian terraces were built with timber sash windows, and many still have them or their replacements. Either way, the mastic between frame and brickwork is what stops draughts and rain getting in.

All our work comes with a 12-month guarantee, wherever you are in Greater London.

When it is not the sealant

It helps to know what we cannot do:

  • Condensation trapped between the panes
  • Draughts through the window seals rather than the frame
  • A frame that has rotted at the joint

If in doubt, phone 0345 464 0079 or email us and we’ll say what we think.

Joints and surfaces we work on

  • Window sills
  • Patio & French doors
  • Composite doors
  • uPVC windows
  • Aluminium frames
  • Timber windows & doors

Why deal with it now?

Running fresh sealant over the old joint is tempting, but new sealant cannot bond to old, crumbling mastic. It soon lifts and the leak carries on behind it. The old mastic has to come out. Damp from a failed joint spreads quietly in older London brickwork and timber, and by the time it shows on a wall or ceiling in Berrylands, the repair is bigger than the sealant job would have been.

Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference.

What happens on the day

There’s no need to move everything out before we come, only the area right around the joints. Everything nearby is protected, and the job takes a morning for a couple of windows and a door for a typical job. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Berrylands. It helps if you can point us to a visitor permit or a bay close to the door.

  1. We check how each frame can be reached safely.
  2. All the failed sealant is cut away.
  3. The surfaces are cleaned and left dry, and primed where the sealant calls for it.
  4. Deep voids are backed, then the sealant is gunned in.
  5. We tool the joint so water runs off, then clear up.

Getting ready for the visit

Advice

Berrylands homes and the weather

With historic houses such as Hampton Court Palace (about 2.4 miles west) nearby, there’s older building stock in the area around Berrylands as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window. The South East is one of the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

Berrylands is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book. For landlords with property near Berrylands station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

How the job changes by surface

Timber windows & doors

Wood swells when it’s wet and shrinks when it dries, so the joint must stay flexible. We seal onto sound, dry paintwork or timber.

uPVC windows

The frame is cleaned with a product that won’t harm the plastic, then the sealant goes in between frame and wall and tooled smooth.

Signs you need window mastic in Berrylands

Sun, frost and rain wear sealant out. Sunlight dries the surface out, until it loses its stretch and starts to crack.

Signs it’s time to call us include:

  • Leaking joints at the ends of sills
  • Hard, cracked sealant around windows
  • Untidy mastic left by window fitters
  • Whistling draughts around closed windows

If you look after a building such as Christ Church CofE Primary School, larger buildings have plenty of frames, and the mastic around each one ages.

Questions to ask before booking

  • What the cure time is
  • What happens if they find a problem under the old sealant
  • Which sealant they’ll use, and why
  • Whether all the old sealant comes out first

Our hiring checklist

DIY versus a professional finish

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Questions from Berrylands

Can you help a landlord with a rental near Berrylands station?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just ring 0345 464 0079 or email us with the address and what needs doing, and we will send you a clear quote.

Do you cover Berrylands for window mastic?

Yes. We work across London and the South East, and Berrylands is part of that. You can phone 0345 464 0079 or drop us an email and tell us what needs doing, and we’ll give you a clear price.

Do I have to be there?

For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.

Will the old sealant be removed?

Yes. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

Where do you work from?

Mr Mastic is based in Crawley. We cover Berrylands and the rest of Greater London.

Will new mastic stop draughts?

In many cases. The gap between frame and wall is a common source of draughts, and resealing inside and out closes it.

Can you quote for more than one area?

Yes. Several rooms, windows or areas can go on one quote.

Can you seal the gap between the frame and the plaster indoors?

Yes. The outside joint keeps the weather out, and the inside joint stops draughts and finishes the reveal. We do one or both.

How to look after the new joints

After the cure time, these simple habits help:

  • Paint up to the joint, not over it
  • Repaint timber before it’s bare
  • Air rooms to keep condensation down around windows
  • Don’t use solvent cleaners on the joint

Most silicone sealants will not take paint, so mention any painting plans before any work starts. There are paintable sealants for joints that need it.

A failed joint lets water into the wall a little at a time. You might not see it until plaster blows or a damp patch appears inside. Catching it early keeps the fix to a reseal.
