Window mastic in Barking Riverside
A cold draught around a closed window often comes from the frame edge. A new joint stops the air getting through and quietens the whistle on windy days. Where the air is getting in through the window itself, we’ll say so. If you are dealing with cracked or shrunken mastic around the frame and cracked internal joints between frame and plaster, we can help, on window sills, timber windows & doors and aluminium frames alike.
London’s Victorian and Edwardian terraces were built with timber sash windows, and many still have them or their replacements. Whatever is in the opening now, the joint between frame and wall is what keeps the weather out.
Big or small, it’s backed by our one-year guarantee.

Keeping the joints in good condition
A little care helps the new joints last. Our advice:
- Look round the frames every year or so
- Keep paint off silicone joints
- Wipe condensation off the frames
- Keep drainage slots and sill grooves clear
Check the drainage slots in the frames are not blocked, so rain drains out rather than building up at the sealant.
On timber windows, water behind the joint can lead to rot. Rotten timber needs a joiner, not a sealant, so early resealing is worth it.
Leave it or put it right?
If you’re painting or rendering, reseal at the same time. Fresh joints finish the job neatly. Damp from a failed joint spreads quietly in older London brickwork and timber, and by the time it shows on a wall or ceiling in Barking Riverside, the repair is bigger than the sealant job would have been.
No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all make a difference.

For landlords and businesses
We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.
A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.
Should I try it myself first?
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Window mastic in Barking Riverside: local notes
In a converted house or block, who looks after the windows depends on the lease, so it’s worth checking before booking. Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.
If you live in an older home near Christ Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. If you let a flat or house near Barking Riverside station, renewing tired window mastic between tenants heads off draught and damp complaints.

How it works
Good joint work is mostly preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it normally takes anything from an hour or two to a full day, depending on how many frames there are. In a London area like Barking Riverside, the main things to plan are parking and access: let us know about parking, the floor we’ll be working on and any lift or shared entrance.
- Each frame is looked over and we agree which ones need resealing.
- The old mastic is cut out and scraped back to clean surfaces.
- Deep gaps get closed-cell backing rod to set the depth.
- A flexible exterior sealant is applied in a colour to suit the frame.
- We tool each bead neatly and check every joint is closed.

When to call us in Barking Riverside
Mastic ages in the weather. UV light hardens the outside of the bead, until it loses its stretch and starts to crack.
If you can see any of these, it’s time to have the joints looked at:
- A bead that doesn’t match the frame
- Untidy mastic left by window fitters
- Draughts coming in around windows and doors
- Draughty joints inside around the window
For site and facilities teams at buildings such as George Carey Church of England Primary School, larger buildings have plenty of frames, and the mastic around each one ages.
What your quote should include
- Is VAT in the price?
- Whether you can choose the colour
- How much experience the applicator has
- What happens if they find a problem under the old sealant
When it isn’t the sealant
We will always be straight with you, so here’s what sealant can’t fix:
- Penetrating damp from a failed cavity tray or render
- A failed sealed unit that has misted up
- Soft or decayed wood in the frame
If in doubt, phone 0345 464 0079 or email us and we will say what we think.
