- Untidy mastic left by window fitters

- Cracked internal joints between frame and plaster
Window mastic for homes and businesses in Auchendinny
Around Auchendinny we seal all kinds of frames: uPVC, aluminium, timber and composite, plus patio doors, French doors and sills. The sealant is chosen to suit the frame material and the wall. If you are dealing with old mastic that has gone black or come away and leaking joints at the ends of sills, we can put it right, whatever the surface.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain, so the mastic there works hard.
Every job is covered by our 12-month guarantee.

What happens if it’s left?
If you’re painting or rendering, reseal at the same time. A clean new bead makes new paint or render look finished. Around Auchendinny, water from a failed joint in an older stone home can soak into timber and plaster.
Leaving a failed joint normally makes the job bigger, not smaller, as water and mould keep getting in. If you’re not sure whether it needs doing, drop us a line at info@mrmastic.co.uk and we’ll give you an honest view and a quote.

DIY sealant or a professional job?
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

Auchendinny: your questions answered
Is window mastic in Auchendinny guaranteed?
All our work, in Auchendinny and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.
Can you do window mastic in Auchendinny?
Yes. We work across all of Scotland, and Auchendinny is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear price.
Are you fully insured?
Yes, we are fully insured for domestic and commercial work.
Can you match the sealant to my frames?
Yes. We can use white, brown, anthracite grey, black or clear, so the joint suits the frame.
Will you leave a mess?
Very little: the area around the joints is protected first, and we tidy up before we go.
Can resealing stop a draught around my window?
It will if the frame joint is the problem. We find where the air is coming from before we reseal.
What do you need from me for a quote?
Just the basics: where it is, what you’ve noticed and how we reach it. Then send an email to info@mrmastic.co.uk.
Can new sealant go over the old?
No. We remove every bit of old sealant first.
What window mastic looks like in Auchendinny
Historic houses like Melville Castle (about 4.8 miles north-east) are a reminder that the area around Auchendinny has older buildings as well as new. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.
Managing a site like Beeslack Community High School? Then larger buildings have plenty of frames, and the mastic around each one ages. Homes close to Glencorse Parish Church include some older properties, and frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Surface by surface
Window sills
The end joints of a sill tend to fail before the rest. A tight seal at each end keeps rain out of the wall.
Aluminium frames
Large aluminium doors have long joints down each side and across the head, and the bottom joint sees the most water. Each is cleaned, backed where deep and resealed.
The process
Before we leave, we go over the finished joints with you. The visit itself normally takes anything from an hour or two to a full day, depending on how many frames there are, depending on the size of the job. Around Auchendinny, distance and access matter more than parking. Let us know how to find you and how to reach the joints.
- We start by checking each window and door with you.
- We remove the old mastic and clean the frame and the wall.
- We fit backing rod in deep gaps so the sealant is the right depth.
- New exterior sealant goes on in a matching colour and is tooled smooth.
- Every joint is checked before we leave.
How to prepare
- Plan for the work area to be out of bounds to pets and children
- Tell us about any previous sealing or DIY attempts
- Let us know about stairs, lifts or work at height

Looking after it afterwards
After the cure time, these simple habits help:
- Keep solvents and bleach off the sealant
- Keep timber frames painted
- Wipe condensation off the frames
- Paint up to the joint, not over it
Try not to touch the new joint while it cures, following the cure time we give you. Keep jet washers away from the frames.
Signs to watch for: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. If you notice one, it’s time to get the joint looked at.
