Remedial sealant in Auchendinny

Why deal with it now?

Ripping out a bathroom is not usually needed. When the fittings are sound, stripping and resealing the joints is often enough. Where something else has failed, you will hear it from us. In an older home around Auchendinny, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

Leaving a failed joint normally makes the job bigger, not smaller, as water and mould keep getting in. If you are unsure, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

Remedial sealant in Auchendinny

The wrong product in the wrong joint fails however neatly it’s applied. We take it out and use a sealant made for that joint. We work on leaking tray & enclosure joints, failed movement joints and mouldy bath & shower sealant, and common reasons people get in touch are gaps opening along the back of the worktop and leaks that keep coming back after resealing.

In and around a place like Auchendinny, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

We guarantee the work for a year. If something isn’t right with it in that time, tell us and we’ll put it right.

How the visit works

Once we are on site, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours, depending on how many layers have to come out. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. First we find out how and where the joint has failed.
  2. We strip the joint completely, removing any layers below.
  3. Next, any mould is treated and the joint dried.
  4. Moving joints get backing and a flexible sealant to suit.
  5. We tool the joint and tell you about anything else that needs attention.

Getting ready for the visit

  • For business premises, tell us about site rules or sign-in
  • For indoor joints, keep the area dry beforehand if you can
  • Move anything stored near the joints

FAQs for Auchendinny

Do you cover smaller places like Auchendinny?

Yes. Auchendinny is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Is remedial sealant in Auchendinny guaranteed?

All our work, in Auchendinny and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.

Do you offer different sealant colours?

In most cases you can choose. We’ll explain which colours are available.

Do the sealants smell?

That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.

How long does remedial resealing take?

It takes a few hours for most joints, depending on how much old sealant has to come out. We will give you a timescale when we quote.

What sealant do you use?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we will tell you what we are using.

Can you quote for more than one area?

Yes. Tell us about everything you’d like done and you’ll get one quote.

My shower still leaks after a reseal. Can you sort it?

Yes, normally. First we check whether the leak is the sealant at all, then strip and reseal the joints.

When to call us in Auchendinny

How a joint is built matters as much as the product. Sealant packed too deep, or stuck to the back of the joint as well as the sides, cannot stretch, so it tears when the joint moves. Backing rod or bond-breaker tape prevents it.

These are the problems we are asked about most:

  • A second bead peeling off the first
  • Beads that never stuck properly
  • Torn expansion joints
  • Mould trapped under a layer of silicone

For site and facilities teams at buildings such as Beeslack Community High School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

What to look for in a quote

  • What happens if they find a problem under the old sealant
  • Whether you can choose the colour
  • Which sealant they’ll use, and why
  • What preparation is included

Honest limits

We’ll always be straight with you, so here’s what new sealant will not do:

  • Water damage behind tiles that needs a tiler
  • A tray or worktop that needs refixing first
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before booking.

What we seal

  • Expansion joints
  • Leaking tray & enclosure joints
  • Mouldy bath & shower sealant
  • Botched or over-sealed joints
  • Failed movement joints
  • Shrunken worktop sealant

How to look after the new joints

So the new joints stay in good condition:

  • Keep the room well ventilated
  • Use a soft cloth, not a scourer, on silicone
  • Don’t add new sealant on top of old
  • Look for stains below bathrooms now and then

Watch the joint over the first few weeks, particularly where the original failure was caused by movement. Should anything change, drop us a line at info@mrmastic.co.uk.

A split movement joint lets rain into walls and floors, and left long enough, the edges of the joint can crumble. A joint with sound edges is far easier to reseal.

Remedial sealant in Auchendinny: local notes

Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

If you live in an older home near Glencorse Parish Church, walls and floors in older homes can move, and sealant and grout show it first.
