About our window mastic in Aldwych

Around Aldwych we seal all kinds of frames: uPVC, aluminium, timber and composite, along with patio doors, French doors and sills. The sealant is chosen to suit the frame material and the wall. We work on timber windows & doors, aluminium frames and patio & French doors, and the jobs we see most are mastic that’s falling out in pieces and cracked or shrunken mastic around the frame.

London has a lot of flats and conversions, where windows are often on upper floors. In a converted house or block, the lease generally says who is responsible for the windows, so it’s worth checking before booking.

The work is covered for a year after we finish. If anything is not right with it, phone 0345 464 0079 or drop us an email.

Aldwych: your questions answered

Do you cover Aldwych for window mastic?

Yes, Aldwych is within the area we cover. We work across London and the South East. You can ring 0345 464 0079 or send us an email and tell us what needs doing.

Is parking an issue for window mastic in Aldwych?

It can be, so it helps to tell us about permits, visitor bays or off-street space when you book. The visit is then planned around what’s available.

Can new window sealant be painted?

Most silicone can’t be painted. If you plan to paint, tell us first and we can use a paintable sealant where it suits the joint.

Can resealing stop a draught around my window?

Yes, where the draught is at the frame edge. We check where the draught is before we start.

Are you ARBOMaster approved?

Yes. We hold ARBOMaster approved applicator status.

Do I need to be at home?

We need access to the joints, so we’ll agree that with you when we book. Indoors, that generally means someone at home.

Will the old sealant be removed?

Yes, every time. New sealant won’t bond properly to old, so the joint is cleaned back first.

Can landlords and businesses book you?

Yes. As well as homeowners, we work for landlords, agents, businesses and hotels in Aldwych.

Honest limits

New sealant cannot fix everything, and we will tell you before any work starts. It will not solve:

  • A frame that has rotted at the joint
  • A door that needs adjusting, rehanging or new seals
  • Condensation trapped between the panes

If you are not sure, just call 0345 464 0079 or drop us an email and we will give you a straight answer.

Window mastic in Aldwych: local notes

In a converted house or block, who looks after the windows depends on the lease, so it’s worth checking before booking. Historic houses like Dr Johnson's House (about 0.4 miles east) are a reminder that the area around Aldwych has older buildings as well as new. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window.

Homes close to St Mary le Strand include some older properties, and the joint between an old wall and a newer frame is usually the first place rain gets in. Rented homes near London Charing Cross station change hands often, and sound mastic around windows and doors keeps out the draughts and damp that tenants notice first. Aldwych is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book.

Why it’s worth doing now in Aldwych

Running fresh sealant over the old joint is tempting, but it will not grip old, dirty sealant. It soon lifts and the leak carries on behind it. Proper resealing starts with removing the old joint. In London conversions, one flat’s bathroom is often above another flat’s ceiling, so a small leak from tired sealant can mean a neighbour’s ceiling and a lot of disruption. Putting it right early is much less trouble.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Ask us for a quote and we’ll go through it with you.

What affects the quote in Aldwych

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • Access and height
  • Whether old sealant or filler has to be cut out
  • The product the joint needs
  • How many rooms, windows or areas are involved

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

Helping us quote

When you contact us, these details help:

  • The address or postcode of the job
  • If someone has resealed it before
  • What the problem is, such as mould, gaps, leaks or cracking
  • How many joints, rooms or windows are involved

Call for a quick quote, or send an email if you’d rather. Tell us about the joints that need doing and we’ll explain what’s involved before giving you a price.

How it works

You do not need to clear the whole room or building, only the area right around the joints. We protect the rest, and the job takes anything from an hour or two to a full day, depending on how many frames there are in most cases. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. Mention any building rules, key holders or managing agents when you book.

  1. We start by checking each window and door with you.
  2. We remove the old mastic and clean the frame and the wall.
  3. We fit backing rod in deep gaps so the sealant is the right depth.
  4. New exterior sealant goes on in a matching colour and is tooled smooth.
  5. We clear up and check every joint is fully closed.

Preparing for the visit

Surface by surface

Composite doors

Composite doors are normally hung in an uPVC-type frame, and the joint around it is sealed like a window. We match the colour to the frame.

Window sills

Stone and concrete sills have their own joints, including the one between the sill and the frame above. We seal those with a sealant suited to masonry.

Can I do it myself?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

How to look after the new joints

To keep the joints looking good and working properly:

  • Avoid harsh chemicals near the mastic
  • Check the mastic once a year
  • Make sure the drainage slots are not blocked
  • Don’t aim a pressure washer at the joints

Keep the new mastic undisturbed while it cures, for as long as we advise. Don’t point a pressure washer at the joints.

Leaks normally show up in wet, windy weather, but resealing works best in dry conditions. Dealing with it when you first notice a crack avoids chasing leaks through the wet months.
