Window mastic in Adelphi

How we handle window mastic in Adelphi

Whether it’s one leaking patio door or every frame on the house, you will get a clear quote before any work starts. To get one, call 0345 464 0079 or email us with the number of frames and any access details for window mastic in Adelphi. Common call-outs are for black, perished sealant on frames and rain getting in at the frame or under the sill, on window sills, aluminium frames and timber windows & doors.

London has a lot of flats and conversions, where windows are often on upper floors. In a converted house or block, the lease normally says who is responsible for the windows, so it’s worth checking before booking, and access in Adelphi is something to talk through when you book.

The work is covered for a year after we finish. If there’s a problem with it, please ring 0345 464 0079 or email us.

Adelphi: your questions answered

Is Adelphi in your area for window mastic?

Yes. We work across London and the South East, and Adelphi is part of that. Just call 0345 464 0079 or drop us an email with a few details of the job.

Can parking be tricky for a visit in Adelphi?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. The visit is then planned around what’s available.

Can you quote for more than one area?

Yes, and it often makes sense. Doing several areas at once is normally more efficient, so mention them when you ask for a quote.

Can new window sealant be painted?

That depends on the product. Some hybrid sealants can be painted; silicone cannot. Tell us if you’re decorating and we’ll choose accordingly.

Can landlords and businesses book you?

Yes. We work for homeowners, landlords, letting agents, businesses and hotels across Greater London.

Can you get sealant to suit coloured frames?

Yes. White, brown, anthracite grey, black and clear sealants are all available, so the joint suits the frame.

How long before the joint can be used?

Many sealants skin over quickly but take longer to cure fully. We’ll give you the cure time for the product we used.

Is it worth trying it myself?

That depends on the joint. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

How to look after the new joints

Looking after new joints is easy:

  • Keep solvents and bleach off the sealant
  • Walk round the house once a year and look at the joints
  • Wash the frames with mild soapy water
  • Keep timber frames painted

Try not to touch the new joint while it cures, following the cure time we give you. Don’t point a pressure washer at the joints.

Water gets in quietly when mastic fails. You might not see it until plaster blows or a damp patch appears inside. Early resealing stops it reaching that point.

How the job changes by surface

Timber windows & doors

Wood swells when it’s wet and shrinks when it dries, so a flexible sealant is essential. We seal onto sound, dry paintwork or timber.

Composite doors

Front doors take the weather head on. Those corners get the most care.

Frames and glazing around Adelphi

Compared with the north and west, the South East gets less rain, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. In London conversions and blocks, the lease decides who is responsible for the frames, so check that before you book.

Schools such as St Clement Danes CofE Primary School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages. Homes close to Savoy Chapel include some older properties, and the joint between an old wall and a newer frame is usually the first place rain gets in.

What we are called out for in Adelphi

Sun, frost and rain wear sealant out. Sunlight dries the surface out, until it loses its stretch and starts to crack.

Look out for these signs:

  • Mastic that is falling out in pieces
  • Water coming in at the bottom corners of a door
  • Cold air getting in at the frame edge
  • Leaking joints at the ends of sills

Adelphi is in London, so parking needs planning: let us know about parking bays, permits or a driveway.

Our hiring checklist

What affects the cost of window mastic

The quote reflects the job in front of us. We look at:

  • Whether the work is at height
  • The product the joint needs
  • When we can work, for business premises
  • The number and length of the joints

Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we will go through it with you.

What to tell us for a quote

When you call or email, these details help:

  • If it’s domestic, commercial or a hotel
  • A few pictures by email, if you can
  • Any previous sealing or DIY work
  • Roughly how big the job is

There’s no standard price list, because every job is different. Instead, your job gets its own clear quote. To arrange one, phone 0345 464 0079 or send us an email.

What happens if it’s left?

Running fresh sealant over the old joint is tempting, but it won’t grip old, dirty sealant. It peels before long, and water still gets in behind. The old mastic has to come out. Converted houses in London often have a bathroom above someone else’s living room, so a small leak from tired sealant can mean a neighbour’s ceiling and a lot of disruption. Putting it right early is much less trouble.

Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference.

DIY sealant or a professional job?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.

What happens on the day

The work is kept neat and contained to the area we are working on, so you can carry on as normal. The job generally takes most of a day for a typical house, less for a few frames, and we tell you how long to leave it before we go. In Adelphi, flats, stairs and shared entrances are part of the routine. If the building has a concierge, managing agent or access rules, tell us when you book.

  1. First, we confirm safe access to each frame.
  2. All the failed sealant is cut away, along with any loose debris.
  3. The surfaces are cleaned and left dry, and primed where the sealant calls for it.
  4. Deep voids are backed, then the sealant is gunned in.
  5. We tool the joint so water runs off, then clear up.

Before we arrive

  • Let us know if you’ve seen damp or leaks
  • Try not to wet indoor joints just before the visit
  • For business premises, tell us about site rules or sign-in
