Aftercare tips

No joint lasts for ever, but care makes a real difference. Our tips:

  • Avoid patching sand mastic with silicone
  • Ask the planning authority about consent for listed or conservation-area homes
  • Renew mastic before redecorating the windows
  • Clear gutters so water doesn’t pour onto the windows

Keep paint scrapers and sanders off the mastic when redecorating. It can be damaged by heavy scraping.

It’s best to renew mastic before painting the windows. Paint over cracked mastic only covers it up.

Sand mastic in Upper Common, done properly

We renew sand mastic around sash windows and doors in stone and brick. Out comes the old, loose mastic, and new mastic is applied and shaped by hand. If you have draughts and rain around sash boxes and tired mastic found when preparing windows for paint, we can help.

Homes in small places like Upper Common often stand in the open, with little to shelter their windows from wind and rain. That exposure dries out and cracks the mastic around frames and sills faster.

Frames and glazing around Upper Common

Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day. With historic houses such as Hall Place (about 3.9 miles south-east) nearby, there’s older building stock in the area around Upper Common as well as newer homes. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.

Rented homes near Basingstoke station change hands often, and any sash windows need sound mastic to keep draughts and rain out.

The process

Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, do the work and clear up. It normally takes a few hours for a single window, longer for several. In a small place like Upper Common, access is generally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First we agree which joints need doing.
  2. We remove the old, loose mastic.
  3. Deep gaps are packed so the mastic sits at the right depth.
  4. The sand mastic is mixed and pressed into the joint by hand.
  5. We dress the finish so it sits neatly against the masonry.

Before we arrive

  • Clear items away from the joints we’re working on
  • Where the joints are inside, avoid wetting them before we arrive
  • Let us know if you’ve seen damp or leaks

Why deal with it now?

New mastic over crumbling mastic won’t hold. Raking out and preparing the joint gives it a sound base so the new work lasts. Around Upper Common, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

How the job changes by surface

Tenement and terrace windows

Windows above ground floor need the right access. Let us know the floor and we’ll confirm access.

Timber door frames

Doors face weather and wear and the mastic can crack early. We rake it out and renew it.

What we’re called out for in Upper Common

Timber swells and shrinks with the weather. That movement opens up the mastic joint over time.

Signs it’s time to call us include:

  • Mastic worn away on windows facing the weather
  • Gaps between timber frames and stone or brick
  • Old cement repairs round a window that have failed
  • Crumbling sand mastic round a window

If you live in an older home near Church of St. Martin, the joint between an old wall and a newer frame is normally the first place rain gets in.

Questions to ask before booking

  • Whether all the old sealant comes out first
  • How the colour is chosen
  • Whether the sealant suits the joint

When something else is needed

Honest advice matters more to us than a booking, so here’s what sealant cannot fix:

  • Sashes that need overhauling
  • Damaged stone surrounds
  • Timber that has rotted

DIY sealant or a professional job?

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Your questions about sand mastic in Upper Common

Do you work for landlords with property near Basingstoke station?

Yes, rental work is part of what we do. You can call 0345 464 0079 or email us with the address and a few details, and we will give you a fixed price before work begins.

Do you cover Upper Common for sand mastic?

Yes. Our work covers London and the South East, and Upper Common is part of that. Just ring 0345 464 0079 or drop us an email with a few details of the job.

How long will you be here?

It depends on the size of the job, but as a guide it takes anything from a few hours to a full day, depending on how many windows. We will tell you when we quote.

What is sand mastic?

It’s the traditional filler for the joint round timber windows and doors. It’s made with sand and a linseed-oil-based binder.

Can you quote for more than one area?

Yes, and it often makes sense. Doing several areas at once is generally more efficient.

Will the old sealant be removed?

Yes, always, and completely. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.

Where is Mr Mastic based?

We’re a Crawley-based firm. We work across South East England, London and Scotland.

How long does sand mastic take to harden?

Not straight away. It skins first and hardens fully later, and we will tell you what to expect.
