- Open joints round the window box
- Weathered mastic on the most exposed windows
How we handle sand mastic in Tulloes
Sand mastic suits most period window surrounds. Newer frames normally get a flexible sealant instead and we’ll explain which is best for yours. If you are dealing with old sand mastic that has cracked, crumbled or fallen out and cement or filler used on old window joints that has cracked, we can help.
Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.
A one-year guarantee comes as standard, so you are not left on your own once the job is done.

What affects the cost of sand mastic
The price is agreed before any work begins. It takes into account:
- When we can work, for business premises
- Access and height
- Mould in or behind the old joints
- How much old sealant there is and how hard it is to remove
Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. You will know the price before we begin.
Asking for a quote
A few details help us give you an accurate quote. When you ask for a quote, tell us:
- Access, such as stairs, a lift or height
- Where the job is, and your postcode
- If it’s domestic, commercial or a hotel
- How many joints, rooms or windows are involved
There’s no standard price list, because every job is different. Instead, your job gets its own clear quote. To get started, email us at info@mrmastic.co.uk.
What sealant work can’t fix
Some problems need a builder, plumber or other trade rather than us:
- Whether work needs listed building consent
- Rotten sashes, sills or window boxes (a joiner’s job)
- Sashes that rattle, stick or will not open
If you are not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before booking.
Surfaces we seal
- Timber door frames
- Sash and case windows
- Stone surrounds
- Tenement windows
- Brick reveals
- Period & listed homes
Keeping the joints in good condition
How long the joints last depends on use and care. Here’s what we suggest:
- Ask the planning authority about consent for listed or conservation-area homes
- Sort the mastic before the decorators arrive
- Keep sills and gutters clear so water drains away
- Do not paint over the new mastic
Check the mastic when you check the paintwork. Catching cracks early keeps repairs small.
It’s best to renew mastic before painting the windows. Paint over cracked mastic only covers it up.
Different surfaces, different methods
Sash and case windows
Sash windows are where we do most sand mastic work. Each joint round the box is raked out and renewed.
Brick reveals
An open joint at a brick reveal lets weather in. New mastic seals the gap.

The process
A visit follows a simple pattern: we check the joints, mask and protect the surrounding surfaces, carry out the job and clear up. Most jobs take anything from a few hours to a full day, depending on how many windows. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- Each surround is checked first.
- The joint is raked out and cleaned.
- We fill deep gaps so the new mastic isn’t too thick.
- We point the joint with sand mastic by hand.
- The finish is dressed neatly.
Getting ready for the visit
- Move anything stored near the joints
- Let us know about earlier repairs to the joints
- Tell us if parking is tricky
How to get a quote
Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we will explain how we’d tackle it. Whenever you’re ready, email us at info@mrmastic.co.uk.

Questions from Tulloes
Is Tulloes within the area you cover?
Yes, we do. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
Is Tulloes in your area for sand mastic?
Yes. Our work covers the whole of Scotland, and Tulloes is part of that. Just email us at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear price.
What do you put in the joint?
We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we’ll tell you what we are using.
How long will you be here?
As a guide, most jobs take anything from a few hours to a full day, depending on how many windows. Bigger jobs take longer, and we’ll tell you how long to expect.
Is it messy?
Very little: the area around the joints is protected first, and we tidy up before we go.
Can you seal over the old sealant?
No, because it fails. We remove every bit of old sealant first.
Do you work for letting agents?
Yes. We work in homes, commercial premises and hotels.
Can you do several jobs on one visit?
Of course. Doing several areas at once is usually more efficient, so mention them when you ask for a quote.
DIY sealant or a professional job?
If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so just mention it when you contact us.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

What sand mastic looks like in Tulloes
Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.
Whether the job is in Tulloes itself or nearby, the right material for each joint matters as much as a neat finish. Around Tulloes, as everywhere, sand mastic is only as good as the preparation behind it.
