Tulloes Fire Rated Sealant
Specialist fire rated sealant for Tulloes: careful preparation, the right product and tidy work. Ask us for a quick quote.
- Linear gaps at the head of walls
- Fire stopping disturbed by later work
- Open holes round services passing through fire walls
What the job involves on each surface
Service penetrations
A copper pipe, a cable and a plastic pipe can all need different fire-stopping details. We follow the manufacturer’s tested detail for each, and tell you if sealant alone is not the right fix.
Masonry and concrete
Preparation counts on brick, block and concrete. We brush and vacuum the gap and use backing where the detail needs it before the sealant goes in.
Fire rated sealant in Tulloes
We can work through a building room by room or floor by floor, noting the locations and products as we go. It gives you a list to keep with the building’s fire safety documents. Typical jobs include standard silicone or caulk in a fire-stopping gap and gaps left after a refit or conversion, across linear gaps, service penetrations and flats & HMOs.
In a smaller place like Tulloes, commercial jobs are more likely to be a hotel, guest house, school, surgery or community hall than an office block. Each needs sound sealant in its washrooms and kitchens, and fire-rated joints kept in good order.
Our work is backed for twelve months, and the guarantee is the same wherever you are.

For landlords and businesses
From a single let to a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.
Hotels need rooms back in use, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.
DIY sealant or a professional job?
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
When something else is needed
It helps to know what we cannot do:
- Issuing a fire rating or certificate for a building
- Fire doors that need new seals, closers or hardware
- Fire risk assessments, which need a qualified assessor
Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before booking.
What we seal
- Linear gaps
- Plasterboard & masonry
- Flats & HMOs
- Pipe & cable gaps
- Service penetrations
- Door frames
How it works
On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The job generally takes from a few hours to a few days, depending on the number of gaps and the access. Outside jobs in Tulloes need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors is not affected.
- Before starting, we go through the specification or action list with you.
- Each gap is measured and its substrate and service noted.
- Any non-fire-rated filler is removed.
- The specified fire-rated sealant goes in over any backing its detail requires.
- We hand over a list of locations and products.
Getting ready for the visit
- Clear the area around the work
- Let us know if you’ve seen damp or leaks
- Keep children and pets away from the work area

Questions from Tulloes
Is Tulloes in your area for fire rated sealant?
Yes, Tulloes is within the area we cover. We work across all of Scotland. You can email us at info@mrmastic.co.uk and tell us what needs doing, and we’ll give you a clear quote.
How do Scotland’s building regulations apply to fire-rated sealant in Tulloes?
Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that’s how we fit it. We do not certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.
Do you work in flats, HMOs and commercial buildings?
Yes. Flats, HMOs, offices, schools and other occupied buildings are all part of our work. The order of work and access are planned with you.
Can I add another job to the visit?
Yes, and it often makes sense. Doing several areas at once is generally more efficient, so mention them when you ask for a quote.
Are you insured?
Yes, we are fully insured.
Does someone need to be in?
For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.
How long does the job take?
Typically it takes a few hours for a handful of gaps, and longer for a whole building. Larger jobs naturally take longer.
Do you remove the old sealant?
Always. Sealing over old sealant is the main reason resealing fails early, so we never do it.
What happens if it’s left?
For some gaps, sealant is not the right answer and another system is needed. Big openings, bundles of cables and plastic pipes may need batts, collars or wraps instead. We will say so if a gap needs something other than sealant. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. You’ll know the price before we begin.
Why us?
- An ARBOMaster approved applicator
- One-year guarantee on every job
- Anti-fungal sanitary silicone in wet areas
- Trusted Arbo and Everbuild sealants
Common problems we fix in Tulloes
Gaps around door frames are easily missed. The gap between the frame and the wall is hidden behind the architrave, so it’s easy to leave unsealed when doors are changed.
People usually contact us when they notice something like this:
- Open gaps behind door architraves
- Linear gaps at the head of walls
- Seals cut through by electricians, plumbers or data installers
- Gaps flagged on a fire risk assessment
Around Tulloes, as everywhere, fire rated sealant is only as good as the preparation behind it.
Questions to ask before you book
- Who does the work, and how experienced they are
- Whether all the old sealant comes out first
- Which colour the sealant will be
- How the surfaces are prepared before sealing
