Sand mastic in Sway

Silicone on a period window often looks wrong and is not always the right material. Sand mastic gives a finish that matches the age of the house, and we can replace one with the other. We work on timber door frames, brick reveals and sash and case windows, and people most often call us about cement or filler used on old window joints that has cracked and gaps between timber frames and stone or brick.

In smaller places like Sway, homes range from older cottages to newer houses, with windows to match: timber, uPVC and aluminium. The right sealant depends on the frame and on what it sits in.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

Should I try it myself first?

If you’ve already had a go yourself, that’s fine. We cut it out and start again, so just mention it when you contact us.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Looking after it afterwards

So the new joints stay in good condition:

  • Inspect the joints round the windows every year or so
  • Avoid patching sand mastic with silicone
  • Check with your local planning authority if your home is listed
  • Clear gutters so water does not pour onto the windows

When preparing windows for paint, take care around the mastic. Hard scraping can loosen it.

Renewing mastic before redecorating saves doing it twice. Paint over cracked mastic only covers it up.

Frames and glazing around Sway

Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

Homes close to St Luke's Church include some older properties, and frames set in older brick or stone need a sealant that suits the wall as well as the frame. Letting a property close to Sway station? Then any sash windows need sound mastic to keep draughts and rain out.

What happens on the day

We bring everything the job needs with us, so there’s nothing for you to buy. Once we have agreed what’s being done, we protect the area and start. Most jobs take anything from a few hours to a full day, depending on how many windows. In a smaller place like Sway, parking is seldom the issue; lanes, gates and long drives are worth mentioning. For outside work, side access and the height of the joints help us plan.

  1. Each surround is checked first.
  2. We rake out the old mastic and clean the joint.
  3. Large voids are packed out.
  4. New sand mastic is applied and shaped by hand.
  5. We finish the mastic to a tidy line.

Advice

What affects the cost of sand mastic

You’ll get a clear quote before any work starts. It’s based on:

  • How much there is to do
  • The number of rooms or windows
  • Access and height
  • Which sealant suits the joint

We do not show prices on the website, because each job is priced on what it involves. Call for a quick quote and we will talk you through it.

Asking for a quote

When you contact us, it’s useful to know:

  • The problem you’ve noticed
  • How we’d reach the joints
  • Photos by email, if that’s easy
  • Any previous sealing or DIY work

It all starts with a short chat. Describe the problem, the location and the size of the job, and we’ll explain how we’d tackle it. Whenever you are ready, phone 0345 464 0079 or drop us an email.

How the job changes by surface

Sash and case windows

Sash windows are where we do most sand mastic work. Each joint round the box is raked out and renewed.

Timber door frames

Sand mastic is used round timber door frames too. We renew it the same way as on windows.

Signs you need sand mastic in Sway

Paint, silicone or cement used over old mastic causes problems. They don’t move with the timber and we normally remove them.

Common reasons people contact us are:

  • Failed mastic on an exposed elevation
  • Mastic round period door frames that has failed
  • A silicone bead on a sash window that spoils the look
  • Window mastic to renew ahead of painting

Schools such as St Luke's Church of England Primary School are buildings too, and the mastic around its windows and doors needs looking after like any other building’s.

What to look for in a quote

  • How the surfaces are prepared before sealing
  • Are they insured?
  • Whether the sealant suits the joint
  • Whether they seal over old material or remove it

How to choose a mastic man

What happens if it’s left?

New sash windows are a major, costly change and on a listed home, consent may be needed. If the frames are sound, renewing the mastic deals with gaps and draughts at the surround. Homes in smaller places like Sway can face more weather, and failed outside joints let damp into walls. Inside, a split seal lets water into floors and panels just as it would anywhere.

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.
