What sealant work cannot fix

In fairness, there are a few things sealant won’t fix:

  • Penetrating damp from a failed cavity tray or render
  • Misting between the panes of a double-glazed unit (that needs a new unit)
  • A door that needs adjusting, rehanging or new seals

Not sure which it is? You can ring 0345 464 0079 or email us and we’ll tell you honestly.

What we seal

  • Window sills
  • Composite doors
  • uPVC windows

Window mastic in Sway

Frames and walls don’t move together. Heat and cold make frames grow and shrink against brick or render that hardly moves. That’s why the joint needs a flexible, low-modulus sealant rather than something rigid. If you have rain getting in at the frame or under the sill and hard, cracked sealant around windows, we can put it right.

Houses in smaller places like Sway can stand more in the open than those in a built-up town, so exposed windows and doors face the weather head on. That’s hard on the mastic around frames and sills.

Our work is backed for twelve months, in Sway and everywhere else we cover.

Why it’s worth doing now in Sway

A quick bead over the top of old mastic looks like an easy fix, but new sealant can’t bond to old, crumbling mastic. It peels before long, and water still gets in behind. Proper resealing starts with removing the old joint. Around Sway, water from a failed joint in an older home can soak into timber and plaster, which is far harder to put right than the sealant itself.

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

What happens on the day

On the day, we look over the joints with you first, so there are no surprises. Surfaces next to the work are protected before any work begins. Most jobs take a few hours for a few frames, or a day or more for a whole house. For a job in Sway, we agree the time, the access and parking before the day. If the work is outside, the weather plays a part, as sealant needs a dry surface.

  1. We check each frame and agree which ones need doing.
  2. The old mastic is cut out and the surfaces cleaned back.
  3. Where gaps are deep, backing rod goes in first.
  4. We apply a weatherproof sealant to match the frame and tool it neatly.
  5. We clear up and check every joint is fully closed.

How to prepare

  • On commercial sites, let us know about site rules
  • Keep pets and children clear of the area while we work
  • Mention if the joints have been sealed before

DIY versus a professional finish

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Frames and glazing around Sway

London and the South East are among the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

For an older house near a landmark such as St Luke's Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. If you let a flat or house near Sway station, renewing tired window mastic between tenants heads off draught and damp complaints.

Sway is about 3 miles north-west of Lymington, in Hampshire. Sway gets the same service as everywhere we cover: the old material taken out, joints prepared properly and a 12-month guarantee. Sway is one of 683 towns and villages in Hampshire where we work. We also work in Southampton, around 13 miles away.

Work in SO41 is quoted and booked the same way as anywhere else. Local streets include Station Road, Anderwood Drive and Cruse Close, all of which we cover. Neighbouring places we cover for window mastic include Mead End (1 mile west), Tiptoe (1 mile south-west), Hordle (2 miles south), Ashley (2 miles south-west) and Bashley (2 miles west). Quotes for window mastic in Sway

We do not publish a price list. The quote depends on:

  • The old material and how stubborn it is
  • Whether the work is at height
  • Whether there’s mould to deal with
  • The number of rooms or windows

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference.

Helping us quote

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • Pictures of the joints, sent by email
  • Whether it’s a home or a business
  • Access, such as stairs, a lift or height
  • The problem you’ve noticed

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is.

Do you need window mastic in Sway?

Water runs down the glass onto the sill, and the ends of the sill, where it meets the wall, are where it gets in. Failed sealant there lets rain into the wall or behind the frame.

Signs it’s time to call us include:

  • Rain getting in at the frame or under the sill
  • Cold air getting in at the frame edge
  • Old mastic that has gone black or come away
  • Gaps between the frame and the inside reveal

If you look after a building such as St Luke's Church of England Primary School, its window and door frames need their mastic kept sound, just like a home’s.

Questions to ask before you book

  • How the colour is chosen
  • Whether the sealant suits the joint
  • What happens if the job turns out different
  • Whether they’re fully insured

How to choose a mastic man

Sway questions

Is Sway in your area for window mastic?

Yes, Sway is within the area we cover. Our work covers London and the South East. You can call 0345 464 0079 or send us an email and tell us what needs doing, and we will give you a clear quote.

I let a flat near Sway station. Can you help?

Yes, rental work is part of what we do. You can call 0345 464 0079 or email us with the address and a few details, and we will give you a fixed price before work begins.

Do you take out the old sealant first?

Yes. All of the old material is cut out and the joint cleaned before resealing.

Can resealing stop a draught around my window?

If the draught is coming in around the frame, yes. If it’s through the window’s own seals or a hinge, that’s a different fix, and we will say so.

Are you fully insured?

Yes. We’re fully insured.

How long should I leave it?

That depends on the sealant used, so please follow the time we give you.

Is there any odour?

It depends on the product. Some products have a noticeable smell, others very little.

What sealant do you use?

Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.

How to look after the new joints

So the new joints stay in good condition:

  • Keep paint off silicone joints
  • Keep drainage slots and sill grooves clear
  • Wipe condensation off the frames
  • Do not use solvent cleaners on the joint

Keep sill grooves and drainage slots clear, so rain drains out rather than building up at the sealant.

Signs to watch for: split or missing mastic, gaps, damp patches inside or black mould on the reveal. If you notice one, it’s time to get the joint looked at.
