Sand mastic near Ashley

About our sand mastic in Ashley

Our applicators renew the sand mastic around sash and case windows and doors in stone and brick. The old mastic is raked out, and new mastic is applied and shaped by hand. If you’re dealing with cement or filler used on old window joints that has cracked and mastic worn away on windows facing the weather, we can put it right, whatever the surface.

Homes around Ashley range from older properties to newer houses, and their windows range just as widely. The right sealant depends on the frame and on what it sits in.

You’re covered for a year from the day we finish. If anything isn’t right with it, call 0345 464 0079 or email us.

What we cannot put right

We’ll always be straight with you, so here’s what sealant cannot fix:

  • Timber that has rotted
  • Crumbling stone or brickwork round the window
  • Cracked or broken glass

Not sure which it is? You can phone 0345 464 0079 or send us an email and we’ll tell you honestly before booking.

Surfaces we seal

  • Period & listed homes
  • Tenement windows
  • Brick reveals
  • Sash and case windows
  • Stone surrounds
  • Timber door frames

How it works

When we arrive, we start by going over the job with you, so you know exactly what we are doing. We protect the surfaces around the joints before any work begins. Most jobs take anything from a few hours to a full day, depending on how many windows. For a job in Ashley, we agree the time, the access and parking before the day. If the work is outside, the weather plays a part, as sealant needs a dry surface.

  1. First, we look at the surrounds with you and agree what needs doing.
  2. Old, loose mastic is raked out and the joint cleaned.
  3. We pack any deep gaps so the mastic sits at the right depth.
  4. Sand mastic is mixed and applied by hand, then shaped to the joint.
  5. The mastic is finished to sit tidily against the stone or brick.

Preparing for the visit

  • On commercial sites, let us know about site rules
  • Plan for the work area to be out of bounds to pets and children
  • Try not to wet indoor joints just before the visit

Sand mastic in Ashley: local notes

Ashley is within about 2 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on the mastic around older windows and doors, especially on the side facing the sea. With historic houses such as Highcliffe Castle (about 3.5 miles south-west) nearby, there’s older building stock in the area around Ashley as well as newer homes. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic.

Schools such as Ashley Junior School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages. For an older house near a landmark such as St. Peter's Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Ashley is about 4 miles west of Lymington, in Hampshire. Our applicators cover sand mastic for homes and businesses in Ashley and nearby. Ashley is one of 683 places in Hampshire where we work. For nearby work, see our Southampton page, about 15 miles away.

Ashley: your questions answered

Will you come out to Ashley?

Yes, we do. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

I let a flat near New Milton station. Can you help?

Yes, we work for landlords and letting agents. Just phone 0345 464 0079 or drop us an email and tell us about the property, and we will give you a clear quote.

Can I do it myself?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. If it does not work out, we can redo it.

Do I need permission for sand mastic on a listed building?

Check with your local planning authority. They’ll tell you if consent is needed.

Do I need to be at home?

That depends on where the joints are. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.

What does sand mastic cost?

It depends on the job, so we quote each one individually. For a quick quote, call 0345 464 0079 or email us with a short description of the job.

How long does sand mastic take to harden?

A skin forms quite soon, but full hardening takes longer. We’ll tell you what to expect for your job.

Are you an approved applicator?

Yes. We’re approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.

DIY versus a professional finish

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

Aftercare tips

No joint lasts for ever, but care makes a real difference. A few tips:

  • Inspect the joints round the windows every year or so
  • Have rotten timber repaired before new mastic goes in
  • Do not run silicone over sand mastic
  • Renew mastic before redecorating the windows

Keep paint scrapers and sanders off the mastic when redecorating. It can be damaged by heavy scraping.

It’s best to renew mastic before painting the windows. Paint over cracked mastic only covers it up.

When to call us in Ashley

Over the years, sand mastic weathers. It dries out, cracks and loses its grip from the frame or the masonry.

Any of these means the joints need attention:

  • Mastic dropping out of the joint
  • Weathered mastic on the most exposed windows
  • Mastic that needs renewing before redecorating
  • Gaps between timber frames and stone or brick

Rented homes near New Milton station change hands often, and any sash windows need sound mastic to keep draughts and rain out.

What your quote should include

  • Whether you can choose the colour
  • Whether the sealant suits the joint
  • What the cure time is
  • Whether all the old sealant comes out first

10 questions to ask before booking

How we quote for sand mastic

The price is agreed before any work begins. It’s based on:

  • The number of rooms or windows
  • Working hours on commercial sites
  • Any mould that needs treating
  • Whether old sealant or filler has to be cut out

We do not show prices on the website, because the cost depends so much on the job itself. For a quick quote, please ring 0345 464 0079 or email us.

Asking for a quote

There’s no need for technical detail. It helps if you can tell us:

  • If someone has resealed it before
  • The rough size of the job
  • The problem you’ve noticed
  • Where the property is

Every job is quoted individually. Just phone 0345 464 0079 or email us with the details, and pictures are welcome.

Work for landlords, hotels and businesses

Letting agents often deal with us directly. Tell us the address, the job and how access works.

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.
