Sand mastic for homes and businesses in Stronord
For a listed home or one in a conservation area, ask your local planning authority whether consent is needed for work to windows. Sand mastic is often favoured as a like-for-like material. We work on sash and case windows, timber door frames and period & listed homes, and common reasons people get in touch are mastic that needs renewing before redecorating and silicone on a period window that looks wrong.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain.
The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

When it isn’t the sealant
Sealant isn’t the answer to every problem, and we’ll tell you before work begins. It will not solve:
- Damaged stone surrounds
- Broken panes
- Decayed frames that need repair
If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before booking.

Leave it or put it right?
Gaps round a sash window let in rain and draughts. Water can get to the frame and the masonry, so dealing with it now protects both. Around Stronord, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
Leaving a failed joint normally makes the job bigger, not smaller, as water and mould keep getting in. If you are not sure whether it needs doing, drop us a line at info@mrmastic.co.uk and we’ll give you an honest view and a quote.

The process
A visit follows a simple pattern: we check the joints, protect the area around them, carry out the job and clear up. Most jobs take a few hours per window, depending on the condition of the joints. Somewhere like Stronord may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- We check each window surround and the condition of the joint.
- The joint is raked out and cleaned.
- We fill deep gaps so the new mastic isn’t too thick.
- New sand mastic is applied and shaped by hand.
- The finish is dressed neatly.
Preparing for the visit
- Tell us about any previous sealing or DIY attempts
- Let us know if you’ve seen damp or leaks

Common questions in Stronord
Does the coastal weather in Stronord affect outside sealant?
Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.
Is Stronord within the area you cover?
Yes, Stronord is covered. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Is it worth trying it myself?
Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.
What should I tell you?
Only a few details: the address or postcode, what’s wrong and any access issues. After that, simply email us at info@mrmastic.co.uk.
Where do you work from?
We’re a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.
Can you do several jobs on one visit?
Yes. Just list everything you need and we’ll quote it together.
How long does the job take?
Typically it takes anything from a few hours to a full day, depending on how many windows. Bigger jobs take longer, and we will tell you how long to expect.
Do you take out the old sealant first?
Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.
DIY sealant or a professional job?
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.
A DIY attempt does not rule out a professional job. We cut it out and start again.
Windows and doors in Stronord
Stronord is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on the mastic around older windows and doors, especially on the side facing the sea. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.
In and around Stronord, as anywhere, good sand mastic starts with a clean, dry, properly prepared joint. Whether the job is in Stronord itself or nearby, the right material for each joint matters as much as a neat finish.

What affects the cost of sand mastic
Your quote is based on your job. We take into account:
- The number and length of the joints
- The type of sealant required
- Whether the work is at height
- Whether old sealant or filler has to be cut out
Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
What we need to know
To help us quote quickly, please include:
- Photos by email, if that is easy
- If it’s domestic, commercial or a hotel
- What’s wrong with the joints now
- Any access issues, like height or stairs
Asking for a quote is easy: let us know the job and the location and its rough size. Photos by email help us understand the job, and we will take it from there.
