Sand Mastic in South Ham
We cover South Ham for traditional burnt sand mastic around sash and case windows and doors in stone and brick. Old sealant removed completely, joints prepared properly and every job guaranteed for a year.
- Crumbling sand mastic round a window
- A silicone bead on a sash window that spoils the look
- Draughts and rain around sash boxes
When it isn’t the sealant
Sealant isn’t the answer to every problem, and we’d rather say so up front. Sealant will not put right:
- Damaged stone surrounds
- Cracked or broken glass
- Sashes that rattle, stick or won’t open

Sand mastic for homes and businesses in South Ham
We renew sand mastic around sash windows and doors in stone and brick. The old mastic is raked out, and new mastic is applied and shaped by hand. We work on timber door frames, tenement windows and sash and case windows, and the jobs we see most are draughty sash windows at the surround and window mastic to renew ahead of painting.
In a smaller place like South Ham, some walls face open ground and catch the full force of the weather. That is hard on the mastic around frames and sills.
All our work is covered by our 12-month guarantee.

Can I do it myself?
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
Sand mastic in South Ham: local notes
Historic houses like The Vyne (about 3.5 miles north) are a reminder that the area around South Ham has older buildings as well as new. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic. Compared with the north and west, the South East gets less rain, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.
Rented homes near Basingstoke station change hands often, and older sash windows in a rental need their mastic kept sound to keep the weather out. If you live in an older home near Saint Peter's Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Leave it or put it right?
Not every draught comes from the sashes themselves. Open mastic joints round the box can let air in, and renewing the mastic closes them. Around South Ham, water from a failed joint in an older home can soak into timber and plaster, and that’s a much bigger job than renewing the sealant.
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

How it works
Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes anything from a few hours to a full day, depending on how many windows. For a job in South Ham, we agree the time, the access and parking before the day. If the work is outside, the weather plays a part, as sealant needs a dry surface.
- First we agree which joints need doing.
- Old mastic and any loose material are raked out.
- We pack any deep voids first.
- We apply the mastic by hand and shape it.
- We dress the finish so it sits neatly against the masonry.
Preparing for the visit
- Mention any tricky access
- Where the joints are inside, avoid wetting them before we arrive
- Mention if the joints have been sealed before
