Sand mastic in Smallburn

Smallburn homes and the weather

Smallburn is in the west of Scotland, which is wetter than the east, which means the mastic around older windows and doors has to cope with a lot of rain. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

Around Smallburn, as everywhere, sand mastic is only as good as the preparation behind it.

Smallburn is about 8 miles north-east of Cumnock, in East Ayrshire. We provide sand mastic to homes and businesses in Smallburn and nearby. Smallburn is one of 53 towns and villages in East Ayrshire where we work. Glasgow is on our list too, around 24 miles away.

We cover every part of the KA18 postcode area for sand mastic and the streets around it. Streets in the area include Garpel Avenue, Miller's Road and Smallburn Road, and we cover them all. Sand mastic for homes and businesses in Smallburn

On many period windows, sand mastic looks right and suits the building. Newer frames usually get a flexible sealant instead, and we’ll talk through which suits your home. We are often asked to deal with modern sealant on a period surround and crumbling sand mastic round a window, on brick reveals, tenement windows and timber door frames.

Mastic can only go onto a dry joint, so outside work in Smallburn depends on the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.

Your job is guaranteed for a year, as with all our work.

Landlord and commercial work in Smallburn

We also work for property managers and facilities teams in Smallburn and across East Ayrshire. Several sites can go on one quote.

Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

How it works

Most of a good job is in the preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. In total, it generally takes anything from a few hours to a full day, depending on how many windows. Somewhere like Smallburn may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. Each surround is checked first.
  2. The joint is raked out and cleaned.
  3. Large voids are packed out.
  4. We point the joint with sand mastic by hand.
  5. We finish the mastic to a tidy line.

Before we arrive

  • Move anything stored near the joints
  • Tell us about access, such as stairs, a lift or high-level joints
  • Let us know about parking restrictions

What sealant work can’t fix

We will always be straight with you, so here’s what sealant cannot fix:

  • Masonry that needs repairing
  • Cracked or broken glass
  • Sash cords, weights and draught-proofing of the sashes

If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer.

Joints and surfaces we work on

  • Timber door frames
  • Brick reveals
  • Stone surrounds
  • Tenement windows
  • Sash and case windows
  • Period & listed homes

Aftercare tips

Simple care keeps the joints in good condition. Our advice:

  • Get any rot dealt with first
  • Check with your local planning authority if your home is listed
  • Inspect the joints round the windows every year or so
  • Do not run silicone over sand mastic

Keep paint scrapers and sanders off the mastic when redecorating. It can be damaged by heavy scraping.

Fine cracks show the mastic is starting to fail. It’s easier to renew it before it drops out.

Quotes for sand mastic in Smallburn

The price is agreed before any work begins. It takes into account:

  • Access and height
  • How much there is to do
  • The product the joint needs
  • Whether there’s mould to deal with

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we will explain what it covers.

What we need to know

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • How we’d reach the joints
  • What the problem is, such as mould, gaps, leaks or cracking
  • Any previous sealing or DIY work
  • How many joints, rooms or windows are involved

Call for a quick quote, or email us if that’s easier. Tell us about the joints that need doing and we’ll explain what’s involved before giving you a price.

Questions from Smallburn

Is Smallburn within the area you cover?

Yes, Smallburn is covered. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Is sand mastic in Smallburn guaranteed?

All our work, in Smallburn and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.

Can you seal over the old sealant?

No. The old sealant always comes out first, so the new sealant bonds properly.

Do I have to be there?

It depends on the job. For work indoors, someone needs to let us in.

Is consent needed for window work on a listed home?

It’s best to ask your local planning authority first. Sand mastic is often favoured as like for like but the decision is theirs.

I’m a tenant. Can you help?

Yes. Ask your landlord first, and we can send them the quote if that helps.

Is it possible to take out silicone and use sand mastic instead?

Yes, we do this often. The old silicone has to come out completely so the mastic can sit properly.

Is sand mastic better than silicone for my windows?

It depends on the window. On many period windows, sand mastic looks right and suits the building and newer frames generally get a flexible sealant.

What we are called out for in Smallburn

Timber swells and shrinks with the weather. That movement opens up the mastic joint over time.

Common reasons people contact us include:

  • Modern sealant on a period surround
  • Gaps round a timber door in stone or brick
  • Mastic worn away on windows facing the weather
  • Draughty sash windows at the surround

If you live in an older home near Muirkirk Old Church, the joint between an old wall and a newer frame is usually the first place rain gets in.

Before you book anyone

  • Are they insured?
  • When the joint can take water or movement
