Sand mastic near Sherborne St John

Sand mastic in Sherborne St John, done properly

A silicone bead around a sash window can look out of place and isn’t always the right material. Sand mastic gives a finish that matches the age of the house and we can swap the silicone for it. Typical jobs include mastic worn away on windows facing the weather and old cement repairs round a window that have failed, on sash and case windows, stone surrounds and period & listed homes.

Somewhere as small as Sherborne St John, older homes often have timber frames set in stone or brickwork. Older buildings like these do not always suit modern silicone, so the sealant has to be chosen to suit the building.

You’re covered for a year from the day we finish. If there’s a problem with it, please phone 0345 464 0079 or drop us an email.

When something else is needed

A few problems are outside what sealant work can do:

  • Cracked or broken glass
  • Masonry that needs repairing
  • Decayed frames that need repair

Not sure which it is? You can ring 0345 464 0079 or send us an email and we will tell you honestly.

Surfaces we seal

  • Timber door frames
  • Sash and case windows
  • Period & listed homes
  • Brick reveals
  • Stone surrounds
  • Tenement windows

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Avoid heavy scraping on the mastic joint
  • Get any rot dealt with first
  • Don’t run silicone over sand mastic
  • Inspect the joints round the windows every year or so

Keep paint scrapers and sanders off the mastic when redecorating. It can be damaged by heavy scraping.

An open joint round the box lets weather through. The longer it’s left, the more the joint opens.

DIY versus a professional finish

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

What affects the cost of sand mastic

The quote reflects the job in front of us. We look at:

  • Whether there’s mould to deal with
  • The old material and how stubborn it is
  • Whether the work is at height
  • How much there is to do

Leaving a failed joint generally makes the job bigger, not smaller. If you are not sure whether it needs doing, ring 0345 464 0079 or email us for an honest opinion and a quote.

What to tell us for a quote

To make quoting easier, let us know:

  • Access, such as stairs, a lift or height
  • What the problem is, such as mould, gaps, leaks or cracking
  • Any previous sealing or DIY work
  • Roughly how big the job is

We don’t publish a price list, because every job is different. Instead, we give you a clear quote for your job. To arrange one, phone 0345 464 0079 or drop us an email.

Frames and glazing around Sherborne St John

With historic houses such as The Vyne (about 1.2 miles north-east) nearby, there’s older building stock in the area around Sherborne St John as well as newer homes. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic. The South East is one of the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

For an older house near a landmark such as Church of St. Andrew, the joint between an old wall and a newer frame is normally the first place rain gets in. Rented homes near Basingstoke station change hands often, and older sash windows in a rental need their mastic kept sound to keep the weather out. Schools such as Sherborne St John Church of England Primary School are buildings too, and the mastic around its windows and doors needs looking after like any other building’s.
