Ostend Sand Mastic
Our applicators work in Ostend on traditional burnt sand mastic around sash and case windows and doors in stone and brick. Old material cut out, joints cleaned and sealed neatly and a 12-month guarantee.
- Modern sealant on a period surround
- Mastic worn away on windows facing the weather
- Patchy fillers round a sash window
Sand mastic in Ostend
Traditional burnt sand mastic blends with stone and brick surrounds. It’s a good fit for period properties, where modern sealant can look out of place. If you’re dealing with draughts and rain around sash boxes and crumbling sand mastic round a window, we can help, on period & listed homes, sash and case windows and tenement windows alike.
Around Ostend, many homes face open ground, so their windows and doors take the full weather. Exposed frames and sills lose their mastic sooner than sheltered ones.
A one-year guarantee comes with the work, just as it does everywhere we cover.

What affects the cost of sand mastic
There’s no set price list. The quote depends on:
- Any working-time requirements on site
- Which sealant suits the joint
- How much old sealant there is and how hard it is to remove
- The size of the job
Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. You’ll know the price before we begin.
What we need to know
There’s no need for technical detail. Just tell us:
- How many joints, rooms or windows are involved
- Where the property is
- What’s wrong with the joints now
- A few photos by email, if you can
To get a quote, ring 0345 464 0079 or send us an email and tell us where the job is and what the problem looks like. You’ll have a clear quote before any work starts.
When it is not the sealant
We will always be straight with you, so here’s what new sealant will not do:
- Whether work needs listed building consent
- Rotten sashes, sills or window boxes (a joiner’s job)
- Putty and glazing repairs
If you are not sure, just call 0345 464 0079 or send us an email and we’ll give you a straight answer before you book.

Ostend questions
I let a flat near Burnham-On-Crouch station. Can you help?
Yes, rental work is part of what we do. Just call 0345 464 0079 or drop us an email and tell us about the property, and we will give you a clear price.
Do you cover smaller places like Ostend?
Yes. Ostend is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
Which products do you use?
Products from Arbo and Everbuild, among others, chosen to suit the joint. We explain the product when we quote.
Will you leave a mess?
Not at all. We work neatly, protect the area around the joints and tidy up afterwards.
Is it worth trying it myself?
You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.
Can new sealant go over the old?
No. The old sealant always comes out first, so the new joint bonds to clean surfaces.
Do you take out the old sealant first?
Yes, every time. New sealant won’t bond properly to old, so the joint is cleaned back first.
Can I choose the sealant colour?
Yes. White, clear and grey are common, and other colours are available, and we will agree it with you first.
Leave it or put it right?
New sash windows are a major, costly change, and in listed buildings it may need consent. If the frames are sound, renewing the mastic deals with gaps and draughts at the surround. In a small place like Ostend, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we’ll explain the quote if you ask.

How to look after the new joints
A little care helps the new joints last. Our advice:
- Check with your local planning authority if your home is listed
- Keep modern sealant off the mastic
- Make sure water runs off the sill
- Leave the new mastic unpainted
Keep gutters and sills clear so water runs away from the surround. Constant wetting wears the mastic faster.
Crumbling mastic lets rain into the joint. That water can reach the timber frame and the wall, so renewing it early is worth it.
Frames and glazing around Ostend
Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.
In the older streets around Church of All Saints, the joint between an old wall and a newer frame is generally the first place rain gets in. Schools such as Ormiston Rivers Academy are buildings too, and the mastic around its windows and doors needs looking after like any other building’s. If you let a flat or house near Burnham-On-Crouch station, older sash windows in a rental need their mastic kept sound to keep the weather out.

DIY versus a professional finish
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
What happens on the day
Before we leave, we go over the finished joints with you. The work normally takes anything from a few hours to a full day, depending on how many windows, depending on how much there is to do. Somewhere like Ostend needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.
- First we agree which joints need doing.
- Old mastic and any loose material are raked out.
- We pack any deep voids first.
- We apply the mastic by hand and shape it.
- We dress the finish so it sits neatly against the masonry.
Preparing for the visit
- For business premises, tell us about site rules or sign-in
- Mention any leaks or damp you’ve noticed
- Try not to wet indoor joints just before the visit
