Sand mastic for sash & case windows in Mayland, Essex
Professional sand mastic in and around Mayland, with old sealant always removed completely and a one-year guarantee.
- Cracked mastic round a front door frame
- Weathered mastic on the most exposed windows
- Patchy fillers round a sash window
Can I do it myself?
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
How we handle sand mastic in Mayland
Sand mastic suits most period window surrounds. Newer frames usually get a flexible sealant instead and we’ll explain which is best for yours. We work on stone surrounds, tenement windows and sash and case windows, and the jobs we see most are tired mastic found when preparing windows for paint and gaps round a timber door in stone or brick.
Around Mayland, many homes face open ground, so their windows and doors take the full weather. Exposed frames and sills lose their mastic sooner than sheltered ones.
Whatever the size of the job, you get the same 12-month guarantee in Mayland and across Essex.

What sealant work can’t fix
We’d rather tell you now than do work that will not last, so these are the limits:
- Planning or listed building consent (your local planning authority decides)
- Timber that has rotted
- Sashes that need overhauling
If in doubt, phone 0345 464 0079 or send us an email and we’ll say what we think before you book.
What we seal
- Timber door frames
- Stone surrounds
- Sash and case windows
- Period & listed homes
- Brick reveals
- Tenement windows
What we do, step by step
Once we are on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours per window, depending on the condition of the joints. For a village or hamlet like Mayland, the journey is planned in advance: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.
- First, we look at the surrounds with you and agree what needs doing.
- Old, loose mastic is raked out and the joint cleaned.
- Deep voids are packed so the mastic is the right thickness.
- We mix the sand mastic and apply it by hand, shaping it to the joint.
- The mastic is finished to sit tidily against the stone or brick.
How to prepare
- Mention if the joints have been sealed before
- On commercial sites, let us know about site rules
- Let us know about parking restrictions

How long does sand mastic take?
As a guide, most jobs take anything from a few hours to a full day, depending on how many windows. Bigger jobs take longer.
Should I use sand mastic or silicone?
Sand mastic usually suits period timber windows best. On modern frames, we’d normally use a flexible sealant.
What’s sand mastic made of?
Sand mastic is a traditional material for pointing round windows and doors. It combines sand with a linseed-oil-based binder.
How long does sand mastic take to go off?
A skin forms quite soon, but full hardening takes longer. We’ll tell you what to expect for your job.
Which products do you use?
We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we will explain our choice.
Can new sealant go over the old?
No. New silicone won’t bond to old silicone, and it traps any mould or water underneath. We remove it all first.
How to look after the new joints
Once the sealant has cured, a few habits help it last:
- Check with your local planning authority if your home is listed
- Check the mastic when you check the paintwork
- Have rotten timber repaired before new mastic goes in
- Ask us before painting near the mastic
Keep paint scrapers and sanders off the mastic when redecorating. Hard scraping can loosen it.
Good mastic helps keep the frame dry. Failed mastic lets water reach the timber and timber that stays wet can rot.
Surface by surface
Brick reveals
Brick reveals round timber windows are often pointed with sand mastic. It suits older brickwork.
Tenement and terrace windows
Tenements and terraces often have many sash windows with ageing mastic. We can do one window or several.
Mayland homes and the weather
Mayland is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on the mastic around older windows and doors, especially on the side facing the sea. Rainfall in the South East is lower than in much of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.
For site and facilities teams at buildings such as Maylandsea Primary School, larger buildings have plenty of frames, and the mastic around each one ages.

What happens if it’s left?
New sash windows are a major, costly change, and in listed buildings it may need consent. Where the frames are in good order, new mastic seals the surround. Around Mayland, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.
Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we will go through it with you.
