About our floor joint sealing in Ostend
Where skirting is painted, we can use a flexible sealant that takes paint. In wet areas we’d normally use silicone. We work on concrete floor joints, thresholds and wet room & bathroom floors, and the jobs we see most are open gaps along the bottom of skirting boards and perimeter joints in tiled floors filled with grout.
Somewhere as small as Ostend, new homes tend to be conversions, self-builds or a few houses rather than an estate. Every one needs its sealant and floor joints done properly, whatever the size of the site.

Yes, landlords and agents are among the people we work for. You can phone 0345 464 0079 or send us an email with the details for a clear quote.
Is Ostend in your area for floor joint sealing?
Yes. Our work covers London and the South East, and Ostend is part of that. You can phone 0345 464 0079 or send us an email and let us know what needs doing.
Do you work on commercial floors?
Yes, from warehouses and units to offices and shops. We can plan around your opening times, and out-of-hours work can be arranged.
Are you fully insured?
Yes. We are fully insured for domestic and commercial work.
Can you quote for more than one area?
Yes. Tell us about everything you’d like done and we’ll quote it together.
Can you seal where the floor meets the bath panel?
Yes. Where a floor meets a bath panel, kitchen plinth or skirting in a wet area, we use a flexible silicone to keep mop water out.
Is it OK to seal over old sealant?
No, it won’t last. It may look fine at first, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.
Is the work guaranteed?
Yes. All our work carries our 12-month guarantee.
Looking after it afterwards
To keep the joints looking good and working properly:
- Use a well-wrung mop rather than flooding the floor
- Mark off resealed joints in warehouses
- Keep caulk for dry, still joints only
- Lift furniture rather than dragging it across joints
Follow the cure time before walking on or cleaning the joint. Feet are normally fine before mopping or wheeled traffic so we will give you each time.
In wet areas, an open floor joint lets water reach the subfloor. Resealing early keeps it out.
DIY sealant or a professional job?
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
What affects the quote in Ostend
We quote each job individually. This is what makes a difference:
- How much old sealant there is and how hard it is to remove
- The number of rooms or windows
- Which sealant suits the joint
- Whether there’s mould to deal with
A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.
Asking for a quote
There’s no need for technical detail. Just tell us:
- What’s wrong with the joints now
- The type of property
- Access, such as stairs, a lift or height
- Pictures of the joints, sent by email
It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we’ll explain how we’d tackle it. When it suits you, phone 0345 464 0079 or send us an email.
Honest limits
Sealant isn’t the answer to every problem, and we’d rather say so up front. It won’t solve:
- Leaks from a failed tanking system
- Concrete repairs beyond the joint
- Loose, hollow or cracked tiles, which need a tiler
If in doubt, ring 0345 464 0079 or email us and we will say what we think before booking.

New homes and floors in Ostend
Across Essex, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. The joint at the skirting or threshold has to allow for that.
For buildings such as Church of All Saints, joints in its floors, skirtings and thresholds need resealing as they wear. For site and facilities teams at buildings such as Ormiston Rivers Academy, entrance and corridor floor joints take a lot of traffic.

How it works
When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours for most rooms, longer for large commercial floors. In a small place like Ostend, access is usually the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- First, the floor type, the gap and the traffic are checked.
- We remove what’s in the joint now.
- The joint is vacuumed clean and backing fitted where needed.
- The chosen sealant goes in, coloured to suit the floor.
- The joint is tooled neatly and the cure time explained.
How to prepare
- Let us know about stairs, lifts or work at height
- Plan for the work area to be out of bounds to pets and children
- Let us know about parking restrictions

Related advice
What the job involves on each surface
Skirting boards
On painted skirting, we can use a flexible sealant that takes paint. Where water is involved, silicone is the better choice.
Thresholds
A threshold is where floors and frames meet. We seal them with a flexible sealant that suits both sides.

Do you need floor joint sealing in Ostend?
Some floors were never given a perimeter gap or movement joint. As it expands, the edges lift or crack and joints fail.
Look out for these signs:
- Grout used at the floor edge instead of sealant
- Cracked grout where a tiled floor needs a movement joint
- Skirting that has pulled away from the floor
- Worn sealant at door thresholds
Letting a property close to Burnham-On-Crouch station? Then open skirting and floor joints collect dirt and water, so seal them while the property is empty.
