How we handle sand mastic in Limerigg

On many period windows, sand mastic looks right and suits the building. Newer frames normally get a flexible sealant instead and we will explain which is best for yours. We are often asked to deal with old sand mastic that has cracked, crumbled or fallen out and failed mastic on an exposed elevation, across tenement windows, sash and case windows and period & listed homes.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

Every job comes with a 12-month guarantee.

What the job involves on each surface

Period and listed homes

On a listed home or in a conservation area, the right material matters. Sand mastic is often the preferred finish.

Stone surrounds

Stone openings are rarely perfectly straight, so the gap isn’t the same all the way round. We shape it by hand to follow the stone.

Aftercare tips

Once the sealant has cured, a few habits help it last:

  • Ask the planning authority about consent for listed or conservation-area homes
  • Plan mastic work ahead of painting
  • Do not run silicone over sand mastic
  • Clear gutters so water doesn’t pour onto the windows

Avoid painting over the new mastic, as traditional guidance advises. If you are redecorating, ask us first.

It’s best to renew mastic before painting the windows. Paint over cracked mastic only covers it up.

Questions from Limerigg

Can you help a landlord with a rental near Caldercruix station?

Yes. We work for letting agents and landlords as well as homeowners. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we will send you a clear quote.

Do you cover smaller places like Limerigg?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Can you quote for more than one area?

Yes. More than one area can be quoted together.

Are you an approved applicator?

Yes. We are approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.

What should I tell you?

Just the basics: where it is, what you’ve noticed and how we reach it. After that, simply email us at info@mrmastic.co.uk.

Can I do it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Where is Mr Mastic based?

We are based in Crawley, West Sussex, and we work across South East England, London and Scotland.

Can sand mastic be painted?

Sand mastic is normally left unpainted, as guidance on traditional windows advises. Ask us before decorating.

Leave it or put it right?

An open joint round the frame lets weather in. Left, water can reach the timber and the wall so renewing it early protects the window. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

Leaving a failed joint usually makes the job bigger, not smaller, as water and mould keep getting in. If you are unsure, email us at info@mrmastic.co.uk and we’ll give you an honest view and a quote.

How the visit works

Good joint work is mostly preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes anything from a few hours to a full day, depending on how many windows. For a place like Limerigg, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We look at the surrounds with you and agree the joints to renew.
  2. We remove the old, loose mastic.
  3. Deep gaps are packed so the mastic sits at the right depth.
  4. We apply the mastic by hand and shape it.
  5. The surface is finished to suit the stone or brick.

Preparing for the visit

  • Mention any parking rules near the property
  • Where the joints are inside, avoid wetting them before we arrive
  • For business premises, tell us about site rules or sign-in

Can I do it myself?

A DIY attempt does not rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Limerigg homes and the weather

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

In and around Limerigg, as anywhere, good sand mastic starts with a clean, dry, properly prepared joint. If you let a flat or house near Caldercruix station, cracked sand mastic around sash windows lets in the draughts tenants complain about.

  • Damaged stone surrounds
