The process

All our tools and materials come with us in the van, so there’s nothing for you to buy. Once we have agreed what’s being done, the area is protected and the work begins. Most jobs take a few hours for a single window, longer for several. Around Largoward, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. Each surround is checked first.
  2. The joint is raked out and cleaned.
  3. Large voids are packed out.
  4. New sand mastic is applied and shaped by hand.
  5. The finish is dressed neatly.

Getting ready for the visit

Sand mastic in Largoward, done properly

Sand mastic is the traditional way to point the gap between a timber window frame and the stone or brick around it. It’s a mix of sand and a linseed-oil-based binder and built up by hand. On period homes, it looks right where silicone wouldn’t. If you’re dealing with draughty sash windows at the surround and cement or filler used on old window joints that has cracked, we can help.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

We stand behind the work with a one-year guarantee.

DIY versus a professional finish

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Surface by surface

Timber door frames

Door frames get knocked and soaked and the mastic can crack early. It’s renewed by hand.

Sash and case windows

The box of a sash and case window sits in the stone or brick opening. Sand mastic seals the joint round it.

Landlord and commercial work in Largoward

Mouldy or split sealant often shows up at the end of a tenancy. Several properties can go on one quote.

Letting agents often deal with us directly. Tell us the address, the job and how access works and we will give you a quote.

Why act early in Largoward

New mastic over crumbling mastic won’t hold. We remove the loose material first so the new mastic stays put. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

Largoward questions

Is there a guarantee on sand mastic in Largoward?

All our work, in Largoward and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.

Is Largoward within the area you cover?

Yes, Largoward is covered. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Do the sealants smell?

There can be a smell while the sealant cures. Ventilation helps.

What is sand mastic?

It’s sand mixed with a linseed-oil-based binder, used between timber frames and stone or brick.

Can sand mastic be painted?

The usual advice is to leave sand mastic unpainted. If you’re redecorating the window, ask us first and we will advise.

Should I try DIY first?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.

Are you fully insured?

Yes. Mr Mastic is fully insured.

Do you work for letting agents?

Yes, often. We can quote for several properties at once, and between tenancies is a good time for the work.

When it isn’t the sealant

Before you book, it’s worth knowing the limits too:

  • Sashes that rattle, stick or will not open
  • Crumbling stone or brickwork round the window
  • Decisions on consent for listed homes

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before booking.

Aftercare tips

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Ask a joiner to look at soft timber first
  • Avoid heavy scraping on the mastic joint
  • Do not run silicone over sand mastic
  • Sort the mastic before the decorators arrive

Leave the new mastic alone while it firms up. It skins over quickly but needs longer to fully harden.

It’s best to renew mastic before painting the windows. Paint over cracked mastic only covers it up.

What sand mastic looks like in Largoward

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Historic houses like Gibliston House (about 2.5 miles south-east) are a reminder that the area around Largoward has older buildings as well as new. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic.

If you live in an older home near Largoward Parish Church, the joint between an old wall and a newer frame is generally the first place rain gets in. In and around Largoward, as anywhere, good sand mastic starts with a clean, dry, properly prepared joint.
