Need sand mastic in Hardgate?

Sand mastic in Hardgate, done properly

We work across Hardgate renewing sand mastic on sash windows and doors. Each joint is raked out, prepared and pointed by hand for a neat, traditional finish. We are often asked to deal with a silicone bead on a sash window that spoils the look and weathered mastic on the most exposed windows, across period & listed homes, stone surrounds and sash and case windows.

Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

You’re covered for a year from the day we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

Hardgate questions

Do you cover smaller places like Hardgate?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Can you do sand mastic in Hardgate?

Yes. Our work covers the whole of Scotland, and Hardgate is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

Do I need to be at home?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

Can tenants book the work?

We’re happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.

Will you leave a mess?

No. The area is protected while we work and cleaned up afterwards.

Which is right for my windows, sand mastic or modern sealant?

We’ll talk it through with you. Period homes often look best with sand mastic and newer frames suit modern sealant.

Can new sealant go over the old?

No. New silicone will not bond to old silicone, and it traps any mould or water underneath. We remove it all first.

How do I get a quote for sand mastic in Hardgate?

The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote and we will talk you through it.

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Frames and glazing around Hardgate

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.

Homes close to Urr Parish Church include some older properties, and frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Why deal with it now?

An open joint round the frame lets weather in. Water can get to the frame and the masonry so renewing it early protects the window. In a place like Hardgate, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

Doing several joints on one visit generally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We will give you a clear quote for the lot.

Keeping the joints in good condition

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Find out about consent before window work on a listed home
  • Don’t paint over the new mastic
  • Don’t run silicone over sand mastic
  • Get any rot dealt with first

Leave the new mastic alone while it firms up. It forms a skin fairly soon but needs longer to fully harden.

Once mastic starts to crumble, rain gets in. It can soak into the frame and the surrounding masonry, so renewing it early is worth it.

When it is not the sealant

It helps to know what we cannot do:

  • Sashes that rattle, stick or won’t open
  • Putty and glazing repairs
  • Planning or listed building consent (your local planning authority decides)

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before you book.

How the visit works

On the day, we start by going over the job with you, so there are no surprises. Surfaces next to the work are protected before any work begins. Most jobs take a few hours per window, depending on the condition of the joints. Somewhere like Hardgate may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. We check the window surrounds and agree which joints need renewing.
  2. The loose and crumbling mastic is raked out and the joint cleaned.
  3. Large voids are packed out first, so the mastic is not too thick.
  4. The mastic is mixed, pressed into the joint by hand and shaped.
  5. We dress the surface so it sits neatly against the masonry.

Preparing for the visit

  • Mention any tricky access
  • Mention any parking rules near the property
  • Where the joints are inside, avoid wetting them before we arrive

Period and listed homes

Many older homes were built with sand mastic round the windows. On listed buildings, check with your planning authority first.

Timber door frames

A neat sand mastic joint round a front door suits a period home.

Do you need sand mastic in Hardgate?

Some old mastic was never deep enough. A thin layer doesn’t hold well so we make sure the new mastic is the right thickness.

It’s worth asking for a quote if you see:

  • Old cement repairs round a window that have failed
  • Draughty sash windows at the surround
  • Silicone on a period window that looks wrong
  • Gaps round a timber door in stone or brick

Around Hardgate, as everywhere, sand mastic is only as good as the preparation behind it.
