Fire rated sealant in Hardgate

How we handle fire rated sealant in Hardgate

Fire stopping only performs as intended if it’s done to the detail: the right depth, the right backing and the right product for the substrate. That detail is what we take care over, one gap at a time. Common call-outs are for damaged fire sealant left by other trades and unsealed gaps around fire door frames, across service penetrations, plasterboard & masonry and flats & HMOs.

For a place like Hardgate, the journey and timings are planned in advance, so it can be fitted around bookings or opening times where possible.

Each job carries a 12-month guarantee, whatever its size.

Workplaces and buildings in Hardgate

In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details, though we do not certify buildings or do fire risk assessments.

In and around Hardgate, as anywhere, good fire rated sealant starts with a clean, dry, properly prepared joint. For buildings such as Urr Parish Church, service openings in its walls need the right fire-rated sealant, as in any building.

Why it’s worth doing now in Hardgate

Doing it once, properly, beats doing it twice. Work that does not follow the tested detail may have to come out again when the building is next checked. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. You’ll know the price before we begin.

Honest limits

Sealant is not the answer to every problem, and we’d rather say so up front. Sealant will not put right:

  • Construction that doesn’t provide fire resistance on its own
  • Large holes that need a different fire-stopping system
  • Certifying a building or signing off its fire safety

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before booking.

Joints and surfaces we work on

  • Flats & HMOs
  • Linear gaps
  • Plasterboard & masonry
  • Pipe & cable gaps
  • Door frames

How the job changes by surface

Service penetrations

Wherever a service goes through a fire-resisting wall or floor, there’s a gap around it. We seal it with a product tested for that service and gap size.

Linear gaps

Some linear gaps have to cope with movement as well as fire. The product and depth are chosen to suit both from the manufacturer’s details.

What we do, step by step

We bring everything the job needs with us, so you do not need to buy or prepare anything. Once we have agreed what’s being done, the area is protected and the work begins. Most jobs take a few hours for a handful of gaps, and longer for a whole building. Around Hardgate, distance and access matter more than parking. Let us know how to find you and how to reach the joints.

  1. Before starting, we go through the specification or action list with you.
  2. Each gap is measured and its substrate and service noted.
  3. Unsuitable material such as ordinary foam or silicone is cut out and the gap cleaned.
  4. The specified fire-rated sealant goes in over any backing its detail requires.
  5. Every location is recorded with the product used for your files.

Getting ready for the visit

  • Mention if the joints have been sealed before
  • Tell us about access, such as stairs, a lift or high-level joints
  • Try not to wet indoor joints just before the visit

How to look after the new joints

Simple care keeps the joints in good condition. Our advice:

  • Check risers, ceiling voids and cupboards during building checks
  • Never patch a fire seal with standard sealant
  • Include fire stopping when you schedule refits
  • Ask which product was used before you paint

Any fire seal that’s cut or drilled needs resealing to its tested detail. If you need new services through a sealed wall, plan the fire stopping as part of the job.

A flagged gap shouldn’t wait for the next assessment. Get it sealed and recorded so you can show it was dealt with.

Questions from Hardgate

Is Hardgate within the area you cover?

Yes. Hardgate is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Do Scottish building rules affect fire-rated sealant work in Hardgate?

Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We don’t certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.

Do you guarantee your work?

Yes: twelve months. If there’s a problem with our work in that time, tell us and we will put it right.

Will we have a record of what was sealed?

Yes. When the job is done, we give you the locations and products. If you need photos or a set layout, ask when you get a quote.

Will there be a smell?

That depends on the sealant. Some products have a noticeable smell, others very little.

Is it OK to seal over old sealant?

No. We remove every bit of old sealant first, so the new sealant bonds properly.

Can you tell me which gaps need fire stopping?

No. We follow the requirements from your assessor, designer or building control.

Is intumescent sealant the same as fire-rated sealant?

An intumescent sealant expands when it gets hot, helping close the gap. Intumescent sealants are one kind of fire-rated sealant; the right one depends on the gap and what passes through it.

DIY versus a professional finish

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

What affects the quote in Hardgate

There’s no set price list, because no two jobs are the same. The quote depends on:

  • The number and length of the joints
  • Whether the work is at height
  • Any working-time requirements on site
  • Whether there’s mould to deal with

Combining jobs into one visit normally makes better use of the time than several visits. You will get one clear quote for the whole job.

What to tell us for a quote

What to tell us when you ask for a quote:

  • How we’d reach the joints
  • What’s wrong with the joints now
  • How many joints, rooms or windows are involved
  • A few pictures by email, if you can

For a quote, email us at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. You’ll have a clear quote before we start.
