Sand mastic for homes and businesses in Foveran

Old sand mastic cracks, crumbles and falls out over time, leaving gaps round the window. We rake it out and renew it and tidies the surround. If you have failed mastic on an exposed elevation and mastic that needs renewing before redecorating, we can put it right, whatever the surface.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

The work is covered for a year after we finish. If anything isn’t right with it, email us at info@mrmastic.co.uk.

How to look after the new joints

Good habits help new joints last longer. Our tips:

  • Check with your local planning authority if your home is listed
  • Renew mastic before redecorating the windows
  • Keep sills and gutters clear so water drains away
  • Avoid patching sand mastic with silicone

Leave the new mastic unpainted, as traditional guidance advises. If you’re redecorating, ask us first.

Fine cracks show the mastic is starting to fail. Renewing it then is simpler than waiting until it falls out.

Foveran homes and the weather

Foveran is within about 3 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on the mastic around older windows and doors, especially on the side facing the sea. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

Around Foveran, as everywhere, sand mastic is only as good as the preparation behind it. Homes close to Foveran Parish Church include some older properties, and the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Common questions in Foveran

Will you come out to Foveran?

Yes, we do. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Does living near the coast affect sand mastic in Foveran?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

Will the old sealant be removed?

Yes, always, and completely. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.

Will there be a smell?

Some sealants have a smell while they cure. Opening a window helps.

Should I use sand mastic or silicone?

That depends on your windows. On many period windows, sand mastic looks right and suits the building and newer frames generally get a flexible sealant.

Where is Mr Mastic based?

We’re based in Crawley, West Sussex, and we cover South East England, London and all of Scotland.

Can old silicone round a sash window be swapped for sand mastic?

In most cases. The silicone is cut out and the joint cleaned before the sand mastic goes in.

What do you need from me for a quote?

The location, the problem and the rough size of the job. If you can, email a few photos.

The process

The work is kept neat and contained to the area we’re working on, so you can get on with your day. The job normally takes a few hours per window, depending on the condition of the joints, and we explain the cure time before we leave. For a place like Foveran, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We check the window surrounds and agree which joints need renewing.
  2. We rake out the old mastic and clean the joint.
  3. We pack any deep gaps so the mastic sits at the right depth.
  4. Sand mastic is mixed and applied by hand, then shaped to the joint.
  5. The finish is dressed so it sits neatly against the stone or brick.

For landlords and businesses

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. Several properties can be quoted together.

Why deal with it now?

Before painting the windows, it pays to renew the mastic. Paint over cracked mastic will not stop the gaps, and the new mastic is traditionally left unpainted. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

Combining jobs into one visit is generally more efficient than separate visits, so it’s worth mentioning everything you’d like done. We will send you a clear quote for the lot.
