How we handle commercial sealant in Foveran

We fit the work around your building. We can work room by room, floor by floor or in batches, and early starts or out-of-hours working can be arranged. We work on rental portfolios, office washrooms & kitchens and welfare facilities, and common reasons people get in touch are worktop sealant that has shrunk and stained and failed floor-level joints in accessible wet rooms.

For a place like Foveran, the journey and timings are planned in advance, so the job can fit around guests, residents or opening hours where possible.

All our work comes with a one-year guarantee, wherever you are in Aberdeenshire.

Office washrooms & kitchens

Staff toilets, washrooms and kitchens get constant use, so we can work early or out of hours where that can be arranged. We reseal around basins, urinals, worktops and sinks.

Student & care accommodation

Care homes need careful planning around residents, with each bathroom handed back with its cure time.

When something else is needed

We will not take on work that will not last, so these are the limits:

  • Extraction that is not working, which needs an electrician or ventilation contractor
  • Cracked trays or baths rather than failed joints
  • Failed tanking or loose tiles behind the sealant

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.

Landlord and commercial work in Foveran

Housing providers, facilities teams and property managers book us too. Several sites can go on one quote, and we’re fully insured.

We work for landlords and agents as well as householders. Sealant work between tenants keeps a property looking cared for before the next move-in.

What we’re called out for in Foveran

A hotel shower or office washroom is used many times a day, and they’re cleaned with strong products every day. So the silicone ages faster than it would at home.

Look out for any of the following:

  • Tired sealant ahead of a health and safety audit
  • Whole floors of tired en suites
  • Silicone laid over old silicone by a previous contractor
  • Rental bathrooms that need resealing between tenants

In and around Foveran, as anywhere, good commercial sealant starts with a clean, dry, properly prepared joint.

10 questions to ask before you book

Foveran: your questions answered

Is Foveran in your area for commercial sealant?

Yes, Foveran is within the area we cover. Our work covers the whole of Scotland. You can send an email to info@mrmastic.co.uk and tell us what needs doing, and we’ll send you a clear quote.

Do you cover smaller places like Foveran?

Yes, we do. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Can you work outside opening hours?

Early starts and out-of-hours work can be arranged. Tell us what you need when you ask for a quote.

Can the hotel stay open while you work?

Yes. We agree the room order and times with your managers, and you’ll know when each room can be used.

How long will you be here?

That depends on the amount of work, but most jobs take a few hours for a single washroom, longer for a whole building. We’ll tell you when we quote.

Will it make a mess?

We keep the work tidy. We protect what’s around the joints, and we clear up when we’re done.

What information do you need?

Just the basics: the address or postcode, what’s wrong and any access issues. Then send an email to info@mrmastic.co.uk.

Will there be a smell?

Sometimes, a little. It fades as the sealant cures.

What commercial sealant looks like in Foveran

For seaside hotels, guest houses and holiday lets around Foveran, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. In Scotland, private landlords have to meet the Repairing Standard, so landlords with several properties often need sealant work across them all.

If you look after a church, hall or community building such as Foveran Parish Church, halls and community kitchens see heavy use, and their sealant shows it.

How the visit works

Before we leave, we go over the finished joints with you and tell you how long to leave it. The work normally takes as long as the scope needs, from one welfare room to a full building, depending on the size of the job. Somewhere like Foveran may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First we visit and agree the scope, the sequence and the working hours.
  2. Every area is sheeted and the old silicone stripped out.
  3. Joints are cleaned, treated for mould and dried.
  4. Anti-fungal sanitary silicone goes into wet areas, with suitable sealants elsewhere.
  5. We check every room and give its cure time for housekeeping.

What affects the quote in Foveran

You will get a clear quote before work begins. It takes into account:

  • Whether old sealant or filler has to be cut out
  • Access and height
  • Working hours on commercial sites
  • The product the joint needs

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

Helping us quote

To make quoting easier, please include:

  • The type of property
  • Whether it has been sealed before
  • Any access issues, like height or stairs
  • The rough size of the job

Need a quote? Please send an email to info@mrmastic.co.uk with a few details. You’ll know what we plan to do, and what it will cost, before any work begins.

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
