Sand mastic near Eskdalemuir

Sand mastic in Eskdalemuir, done properly

Sand mastic skins over fairly quickly, but it takes longer to harden fully. Traditional guidance is not to paint over it, so ask us before you decorate. Typical jobs include gaps round a timber door in stone or brick and modern sealant on a period surround, across period & listed homes, sash and case windows and timber door frames.

In and around a place like Eskdalemuir, homes range from older stone-built cottages to newer houses. Exposed frames and sills take the full force of wind-driven rain, so the mastic there works hard.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

What sand mastic looks like in Eskdalemuir

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

Around Eskdalemuir, as everywhere, sand mastic is only as good as the preparation behind it.

What we do, step by step

On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The work itself takes a few hours for a single window, longer for several. Outdoor work around Eskdalemuir depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We look at the surrounds with you and agree the joints to renew.
  2. Old mastic and any loose material are raked out.
  3. We pack any deep voids first.
  4. The sand mastic is mixed and pressed into the joint by hand.
  5. The surface is finished to suit the stone or brick.

How to prepare

  • Tell us about any water getting in
  • Tell us about access, such as stairs, a lift or high-level joints
  • Mention if the joints have been sealed before

How to look after the new joints

How long the joints last depends on use and care. We suggest:

  • Plan mastic work ahead of painting
  • Leave the new mastic unpainted
  • Avoid heavy scraping on the mastic joint
  • Keep sills and gutters clear so water drains away

Leave the new mastic unpainted, which is the traditional advice. Ask us before any decorating around it.

It’s best to renew mastic before painting the windows. Paint over cracked mastic only covers it up.

Landlords, agents and businesses in Eskdalemuir

Hotels need rooms back in use, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

What affects the cost of sand mastic

Jobs vary more than people expect. The main factors:

  • The old material and how stubborn it is
  • Any working-time requirements on site
  • How many rooms, windows or areas are involved
  • Mould in or behind the old joints

Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part, and we will explain the quote if you ask.

Helping us quote

To make quoting easier, let us know:

  • Pictures of the joints, sent by email
  • If someone has resealed it before
  • The address or postcode of the job
  • How we’d reach the joints

Call for a quick quote, or email us if that is easier. Tell us about the joints that need doing and we’ll talk you through the work before giving you a price.

Leave it or put it right?

Filling over old, loose mastic doesn’t last. Raking out and preparing the joint gives it a sound base so the new mastic stays put. In a place like Eskdalemuir, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

What you pay reflects the work, not guesswork. That’s why we ask a few questions first and agree the price before starting.

What you get with us

  • More than 20 years in sealant work
  • Quality sealants from Arbo and Everbuild
  • Every job guaranteed for a year
  • Old sealant always removed completely

What we’re called out for in Eskdalemuir

Age is the main cause. Sand mastic is a maintenance item like any pointing, depending on exposure and upkeep.

If you can see any of these, it’s time to have the joints looked at:

  • Mastic worn away on windows facing the weather
  • Gaps round a timber door in stone or brick
  • Crumbling sand mastic round a window
  • Gaps between timber frames and stone or brick

In the older streets around Eskdalemuir Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame.
