Sand Mastic in East Ashling
Traditional burnt sand mastic around sash and case windows and doors in stone and brick for homeowners, landlords and businesses in East Ashling. Fully insured, ARBOMaster approved and guaranteed for a year.
- Tired mastic found when preparing windows for paint
- Old cement repairs round a window that have failed
- Draughts and rain around sash boxes
What happens if it’s left?
Not every draught comes from the sashes themselves. Gaps between the frame and the wall can be just as bad, and renewing the mastic closes them. Around East Ashling, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.
Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
Why us?

Sand mastic in East Ashling, done properly
Silicone on a period window often looks wrong and isn’t always the right material. Sand mastic gives a finish that matches the age of the house and we can swap the silicone for it. We work on sash and case windows, period & listed homes and stone surrounds, and the jobs we see most are patchy fillers round a sash window and gaps round a timber door in stone or brick.
In a village or hamlet like East Ashling, older cottages and farmhouses often have timber windows set in stone or brick. Older buildings like these don’t always suit modern silicone, and sometimes a traditional sand mastic is the better choice.
The work is covered for a year after we finish. If anything isn’t right with it, call 0345 464 0079 or email us.

What affects the cost of sand mastic
Jobs vary more than people expect. The main factors:
- How easy the joints are to reach
- How much there is to do
- Whether old sealant or filler has to be cut out
- Any mould that needs treating
Combining jobs into one visit is normally more efficient than separate visits, so tell us about everything that needs sealing. We will give you a clear quote for the lot.
Helping us quote
Before you ask for a quote, have a think about:
- What’s wrong with the joints now
- Whether it has been sealed before
- Access, such as stairs, a lift or height
- Where the job is, and your postcode

Windows and doors in East Ashling
Compared with the north and west, the South East gets less rain, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. With historic houses such as West Dean House (about 4 miles north-east) nearby, there’s older building stock in the area around East Ashling as well as newer homes. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic.
Letting a property close to Bosham station? Then older sash windows in a rental need their mastic kept sound to keep the weather out. Managing a site like Funtington Primary School? Then its window and door frames need their mastic kept sound, just like a home’s. If you live in an older home near Church of St Andrew, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

How to look after the new joints
Simple care keeps the joints in good condition. We recommend:
- Avoid patching sand mastic with silicone
- Ask a joiner to look at soft timber first
- Renew mastic before redecorating the windows
- Look over the window mastic once a year
Don’t touch or press the mastic while it hardens. It forms a skin fairly soon but needs longer to fully harden.
An open joint round the box lets weather through. Left, the gap tends to get bigger as more mastic falls out.
How the job changes by surface
Stone surrounds
Stone openings are rarely perfectly straight, so the gap is not the same all the way round. We shape it by hand to follow the stone.
Timber door frames
Period doors in stone or brick openings are often pointed with sand mastic. The method is the same as for windows.
The process
There’s no need to move everything out, just the space around the work. Everything nearby is protected, and the job takes a few hours for a single window, longer for several for a typical job. Somewhere like East Ashling needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.
- We look at the surrounds with you and agree the joints to renew.
- We remove the old, loose mastic.
- We pack any deep voids first.
- We apply the mastic by hand and shape it.
- The surface is finished to suit the stone or brick.
Before we arrive
- Let us know about earlier repairs to the joints
- Clear items away from the joints we are working on
- Mention any leaks or damp you’ve noticed
