Sand mastic in Broadbridge
A silicone bead around a sash window can look out of place and isn’t always the right material. Sand mastic gives a finish that matches the age of the house, and we can replace one with the other. We are often asked to deal with window mastic to renew ahead of painting and weathered mastic on the most exposed windows, across tenement windows, timber door frames and brick reveals.
Around Broadbridge, many homes face open ground, so their windows and doors take the full weather. Exposed frames and sills lose their mastic sooner than sheltered ones.

When something else is needed
A few problems are outside what sealant work can do:
- Decisions on consent for listed homes
- Rotten sashes, sills or window boxes (a joiner’s job)
- Sashes that need overhauling
If in doubt, ring 0345 464 0079 or send us an email and we’ll say what we think before you book.

Should I try it myself first?
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so just mention it when you contact us.
Looking after it afterwards
No joint lasts for ever, but care makes a real difference. Our tips:
- Ask us before painting near the mastic
- Check with your local planning authority if your home is listed
- Go gently near the mastic when preparing windows
- Check the mastic when you check the paintwork
Look at the mastic when you look over the windows. Small cracks are easier to deal with early.
Once mastic starts to crumble, rain gets in. That water can reach the timber frame and the wall so early renewal protects both.
FAQs for Broadbridge
Is sand mastic in a coastal place like Broadbridge any different?
Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.
Do you work for landlords with property near Bosham station?
Yes. We work for letting agents and landlords as well as householders. You can phone 0345 464 0079 or drop us an email with the details for a clear quote.
Will you leave a mess?
Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.
Can old silicone round a sash window be swapped for sand mastic?
Often, yes. With the silicone removed and the joint cleaned we point it with sand mastic.
Which is right for my windows, sand mastic or modern sealant?
We will help you decide. Sand mastic suits many period homes, and modern sealants suit newer frames.
Can you seal over the old sealant?
No. The old sealant always comes out first.
Are you insured?
Yes, we are fully insured.
What guarantee comes with the work?
You get our one-year guarantee to all our work.

For landlords and businesses
We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.
In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.
What happens on the day
You do not need to clear the whole room or building, just the space around the work. We protect the rest, and the job takes a few hours per window, depending on the condition of the joints in most cases. Somewhere as small as Broadbridge, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.
- First we agree which joints need doing.

- Deep gaps are packed so the mastic sits at the right depth.
- We apply the mastic by hand and shape it.

Broadbridge homes and the weather
Broadbridge is within about 3 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on the mastic around older windows and doors, especially on the side facing the sea. The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.
Schools such as Bosham Primary School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s. Rented homes near Bosham station change hands often, and older sash windows in a rental need their mastic kept sound to keep the weather out.

When to call us in Broadbridge
Paint, silicone or cement used over old mastic causes problems. They don’t suit the joint, and they generally need raking out.
Any of these means the joints need attention:
- Gaps round a timber door in stone or brick
- Draughts and rain around sash boxes
- Old cement repairs round a window that have failed
- Mastic dropping out of the joint
For an older house near a landmark such as The United Reformed Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame.
What to look for in a quote
- How long the guarantee is
- Whether they’re fully insured
- Who turns up on the day
- Which colour the sealant will be
