Sand mastic for Chichester homes and businesses

Sand mastic in Chichester

Traditional burnt sand mastic blends with stone and brick surrounds. It suits period and listed homes where a modern sealant bead would stand out. We are often asked to deal with draughts and rain around sash boxes and mastic dropping out of the joint, across sash and case windows, period & listed homes and stone surrounds.

Around Chichester, many houses have gained conservatories, French doors or replacement windows over time. Each one adds more joints to look after, and those joints age at different rates. Leaks usually start at a sill, a frame head or a glazing joint.

We guarantee the work for a year. If something isn’t right with it in that time, tell us and we will put it right.

Your questions about sand mastic in Chichester

Is sand mastic in Chichester guaranteed?

Every job comes with our 12-month guarantee, wherever it is. We’re also fully insured and ARBOMaster approved.

I let a flat near Chichester station. Can you help?

Yes. We work for landlords and agents as well as householders. Just call 0345 464 0079 or send us an email with the address and what needs doing, and we will send you a clear quote.

What is sand mastic?

Sand mastic is a traditional material for pointing round windows and doors. It combines sand with a linseed-oil-based binder.

Can you work on commercial sites?

Yes. We’ve worked for hotels, offices and other businesses, and we’re fully insured.

Can you seal over the old sealant?

No. Fresh sealant doesn’t stick to old sealant, and it traps any mould or water underneath. We remove it all first.

What information do you need?

The location, the problem and the rough size of the job. Photos by email help too.

Will it make a mess?

We keep the work tidy. Nearby surfaces are protected, and the area is left clean when we finish.

Is there any odour?

There can be a smell while the sealant cures, but it fades. Opening a window helps.

Work for landlords, hotels and businesses

From a single let to a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.

If you manage several properties in or around Chichester, jobs at different addresses can be quoted together. Send us the addresses and the work at each, and pictures by email help.

What affects the quote in Chichester

The quote reflects the job in front of us. We look at:

  • When we can work, for business premises
  • How much there is to do
  • Which sealant suits the joint
  • Whether old sealant or filler has to be cut out

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we will explain what it covers.

What we need to know

Photos by email are helpful but not essential. Try to tell us:

  • Any access issues, like height or stairs
  • If it’s domestic, commercial or a hotel
  • What’s wrong with the joints now
  • If someone has resealed it before

For sand mastic in Chichester, call 0345 464 0079 or email us. A short description of the job and where it is helps us quote, and we’ll agree the price before any work begins.

How the job changes by surface

Stone surrounds

We take care not to mark the stone when the old mastic comes out.

Tenement and terrace windows

Windows above ground floor need the right access. Tell us the height and we will confirm what’s needed.

Should I try it myself first?

If you’ve already had a go yourself, that is fine. We cut it out and start again, so just mention it when you contact us.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

What we can’t put right

We will not take on work that will not last, so these are the limits:

  • Decisions on consent for listed homes
  • Decayed frames that need repair
  • Sashes that rattle, stick or won’t open

If you’re not sure, just call 0345 464 0079 or send us an email and we will give you a straight answer.

Joints and surfaces we work on

  • Period & listed homes
  • Stone surrounds
  • Brick reveals
  • Timber door frames
  • Tenement windows
  • Sash and case windows

How to look after the new joints

No joint lasts for ever, but care makes a real difference. A few tips:

  • Have rotten timber repaired before new mastic goes in
  • Do not run silicone over sand mastic
  • Find out about consent before window work on a listed home
  • Look over the window mastic once a year

Leave the new mastic alone while it firms up. It forms a skin fairly soon but needs longer to fully harden.

Small cracks are a sign the mastic is ageing. Renewing it then is simpler than waiting until it falls out.

Sand mastic in Chichester: local notes

With historic houses such as Goodwood House (about 2.7 miles north-east) nearby, there’s older building stock in the area around Chichester as well as newer homes. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic. The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

Rented homes near Chichester station change hands often, and any sash windows need sound mastic to keep draughts and rain out. Managing a site like Lancastrian Infant School? Then its window and door frames need their mastic kept sound, just like a home’s. In the older streets around Church of St Paul, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

What happens on the day

When we get to you, we check the joints match what you told us. If anything is different, we explain it before carrying on. After that, the work takes a few hours for a single window, longer for several. In Chichester, parking is rarely complicated, though it helps to know about driveways or restrictions, and let us know if the work is upstairs, in a flat or up high outside.

  1. Each surround is checked first.
  2. The joint is raked out and cleaned.
  3. Large voids are packed out.
  4. New sand mastic is applied and shaped by hand.
  5. The finish is dressed neatly.

Before we arrive

  • Let us know about parking restrictions
  • Mention any tricky access
  • For indoor joints, keep the area dry beforehand if you can
