Sand mastic near Drybridge

Sand mastic for homes and businesses in Drybridge

Sand mastic skins over fairly quickly but full hardening takes longer. Traditionally, sand mastic is left unpainted, so ask us before you decorate. If you are dealing with window mastic to renew ahead of painting and modern sealant on a period surround, we can help, whatever the surface.

Outdoor sealant needs a dry surface, so window work around Drybridge is planned around the weather. Let us know about access to every frame, including any upstairs.

All of our work is guaranteed for twelve months.

FAQs for Drybridge

Can you help a landlord with a rental near Irvine station?

Yes, rental work is part of what we do. Just email us at info@mrmastic.co.uk and tell us about the property, and we will send you a clear quote.

Do you cover smaller places like Drybridge?

Yes, Drybridge is covered. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Can I choose the sealant colour?

In most cases you can choose. We’ll tell you which colours the right product comes in and agree one before work begins.

Is sand mastic better than silicone for my windows?

That depends on your windows. On many period windows, sand mastic looks right and suits the building and newer frames generally get a flexible sealant.

Do I have to be there?

That depends on where the joints are. Inside work needs someone to give us access, and for outside work we’ll agree access with you when we book.

Can you seal over the old sealant?

No. Fresh sealant doesn’t stick to old sealant, and anything trapped underneath, including mould and water, stays there. We remove it all first.

What does sand mastic cost?

Every job is different, so each one gets its own quote. To get one, send an email to info@mrmastic.co.uk and let us know what needs doing and where.

Can I paint the new mastic?

It’s traditionally left unpainted, which is what traditional guidance recommends. Talk to us before any painting near it.

Surface by surface

Tenement and terrace windows

Windows above ground floor need the right access. Tell us the height and we will confirm what’s needed.

Sash and case windows

A sash window’s box frame sits in the masonry opening. Sand mastic seals the joint round it.

Looking after it afterwards

Looking after new joints is easy, and it makes a real difference:

  • Don’t run silicone over sand mastic
  • Ask the planning authority about consent for listed or conservation-area homes
  • Go gently near the mastic when preparing windows
  • Inspect the joints round the windows every year or so

Check the mastic when you check the paintwork. Catching cracks early keeps repairs small.

Fine cracks show the mastic is starting to fail. Renewing it then is simpler than waiting until it falls out.

How it works

Good joint work is mostly preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes anything from a few hours to a full day, depending on how many windows. For a place like Drybridge, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We check the window surrounds and agree which joints need renewing.
  2. Old, loose mastic is raked out and the joint cleaned.
  3. We pack any deep gaps so the mastic sits at the right depth.
  4. We mix the sand mastic and apply it by hand, shaping it to the joint.
  5. The mastic is finished to sit tidily against the stone or brick.

How to prepare

  • Plan for the work area to be out of bounds to pets and children
  • Tell us about access, such as stairs, a lift or high-level joints
  • Move anything stored near the joints

Can I do it myself?

If you’ve already had a go yourself, that’s fine. We cut it out and start again.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

What we’re called out for in Drybridge

Scraping and sanding before painting can loosen old mastic. Many people find it crumbling when they prepare the windows, which is a good time to renew it.

These are the problems we are asked about most:

  • Mastic that needs renewing before redecorating
  • Modern sealant on a period surround
  • Mastic dropping out of the joint
  • Patchy fillers round a sash window

Rented homes near Irvine station change hands often, and cracked sand mastic around sash windows lets in the draughts tenants complain about.

Questions to ask before booking

  • How much experience the applicator has
  • How the joint is cleaned and prepared
  • Whether they seal over old material or remove it
  • What happens if the job turns out different

Windows and doors in Drybridge

Drybridge is within about 3 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

Historic houses such as Girgenti House, about 4.3 miles north, show how far back building around Drybridge goes, and older homes nearby need a sealant that suits their walls. Schools such as Greenwood Academy are buildings too, and the mastic around its windows and doors needs looking after like any other building’s.

What affects the quote in Drybridge

Jobs vary more than people expect. What affects the quote:

  • How much old sealant there is and how hard it is to remove
  • How many areas need sealing
  • Whether there’s mould to deal with
  • How easy the joints are to reach

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re unsure, send an email to info@mrmastic.co.uk and we will give you an honest view and a quote.

Asking for a quote

  • Whether it’s a home or a business

  • What the problem is, such as mould, gaps, leaks or cracking
  • Where the job is, and your postcode
