Advice

How we handle fire rated sealant in Drybridge

Fire stopping only performs as intended if it’s done to the detail: correct depth, correct backing and a product suited to the surfaces. That is the part we focus on, one gap at a time. If you’re dealing with gaps filled with a product that isn’t fire-rated and old fire sealant that has split or come away, we can help, whatever the surface.

For holiday lets, guest houses and community buildings in or near Drybridge, washroom and kitchen sealant and any fire-rated joints need the same attention as anywhere.

All of our work is guaranteed for twelve months.

Honest limits

In fairness, there are a few things sealant won’t fix:

  • Issuing a fire rating or certificate for a building
  • Big openings where sealant alone is not the tested solution
  • Assessing a building’s fire safety

If you are not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer before booking.

Surfaces we seal

  • Service penetrations
  • Door frames
  • Linear gaps
  • Flats & HMOs
  • Plasterboard & masonry
  • Pipe & cable gaps

Can I do it myself?

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

For landlords and businesses

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements.

In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

How the job changes by surface

Plasterboard walls

Service holes in plasterboard are often rough and oversized. Gaps that are too big for sealant alone need a different detail, and we will tell you.

Linear gaps

A linear joint may need to allow for movement as well as fire. The product and depth are chosen to suit both.

Looking after it afterwards

No joint lasts for ever, but care makes a real difference. A few tips:

  • Check whether a sealant can be painted before decorating over it
  • Don’t fill fire-stopping gaps with ordinary foam or silicone
  • Check risers, ceiling voids and cupboards during building checks
  • Ask every contractor to reseal any fire stopping they disturb

File the record of locations and products with your fire safety paperwork. It saves time at the next inspection or assessment.

When you plan work that goes through walls or ceilings, plan the fire stopping too. Doing it at the time avoids leaving gaps behind.

In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. Signs you need fire rated sealant in Drybridge

If the sealant is too shallow, has the wrong backing or sits on a dusty surface, it is not installed as tested. We see plenty of fire stopping that was hurried, especially where it was squeezed in at the end of a project.

If you can see any of these, it’s time to have the joints looked at:

  • Gaps flagged on a fire risk assessment
  • Fire seals that have cracked with movement
  • Gaps filled with a product that is not fire-rated
  • Door frames with gaps between frame and wall

For site and facilities teams at buildings such as Greenwood Academy, gaps opened by contractors for new cabling are a common finding in schools and offices.

Yes, Drybridge is covered. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Can you help a landlord with a rental near Irvine station?

Yes, rental work is part of what we do. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before we start.

Will it make a mess?

Tidy work is part of the job. Nearby surfaces are protected, and we clear up when we’re done.

Can ordinary silicone be used in a fire-stopping gap?

No. Standard sealants are not made or tested to stop fire. If it’s been used, we remove it and use the right product.

Will we have a record of what was sealed?

Yes. You get a list of where we worked and what we used.

Do the sealants smell?

There can be a smell while the sealant cures, but it fades. Ventilation helps.

Do you carry out fire risk assessments?

No. We follow the requirements from your assessor, designer or building control, and apply each product to its tested details.

Is intumescent sealant the same as fire-rated sealant?

Fire-rated is the broad term for sealants tested for fire stopping. Intumescent types expand when heated, and they’re one of the options. We use whichever the specification and tested details call for.
